Building our first home! Sheffield 25 @ Eden Grange Re: Anyone building at Eden Grange Riverstone? 82Nov 02, 2013 6:42 pm Woohooo Chez! Our side of the road is underway..... Building our first home! Sheffield 25 @ Eden Grange Re: Anyone building at Eden Grange Riverstone? 83Nov 04, 2013 10:42 am I received this email today from EBH. I have requested the following clarifications. 1. What is the upgrade to McCullough St and how does that impact the whole estate? For example: are we loosing extent of land due to a potential road expansion? 2. Is this the only impediment for land registration? I am not familiar with the whole process. So can you please explain if the council has approved the subdivision? 3. Have you received the soil test report? If so are you able to share? 4. How long does it take for land to be registered from the lodgement in February? I am looking some approx. information. 5. Does the fixed priced home contract remain valid with this delay? I remember a 6 months construction commence date deadline. I am assuming this change in timeline will not affect the fixed priced home contract. 6.Please help me to understand what will happen between now to February. 7. Is there any means to expedite the process? 8. Are you planning to have a briefing session for the buyers to understand where we are at, etc aside from this email? I observe there is plenty of confusion or mixed messages posted in an online forum. Much appreciate if you could organise something for all of us to be there and it will be a great networking opportunity and meet the neighbours. Re: Anyone building at Eden Grange Riverstone? 84Nov 04, 2013 1:08 pm Here are some references to the road upgrade, but it doesn't give us any useful information. http://www.growthcentres.nsw.gov.au/med ... pbroch.pdf Re: Anyone building at Eden Grange Riverstone? 85Nov 05, 2013 1:01 pm Reply from EBH. 1. What is the upgrade to McCullough St and how does that impact the whole estate? For example: are we loosing extent of land due to a potential road expansion? >> The Developer Capital Corporation have not completed Civil Works, therefore the Land Titles Office & Council cannot assess and provide registration. 2. Is this the only impediment for land registration? I am not familiar with the whole process. So can you please explain if the council has approved the subdivision? >>The subdivision forms part of the registration assessment. The Land Titles Office & Council cannot assess and provide registration until Civil Works are complete. As far as i know this is the only thing holding it back. 3. Have you received the soil test report? If so are you able to share? >> I am unable to order these as no one is allowed on site and the registration has not been complete. I have no problem providing this once received after registration. 4. How long does it take for land to be registered from the lodgement in February? I am looking some approx. information. >> I am unable to say, i can only go off the information provided to be from Land Titles Office & Council. 5. Does the fixed priced home contract remain valid with this delay? I remember a 6 months construction commence date deadline. I am assuming this change in timeline will not affect the fixed priced home contract. >> I have confirmed with my manager that there will be no charge for a price increase considering there is no major delay in the administration process (after the registration is complete). 6.Please help me to understand what will happen between now to February. Civil works are to be completed by Capital Corporation and then registration to be assessed and finalised 7. Is there any means to expedite the process? >> Unfortunately not, as we have no control over this delay and registration. >> Thank you for your feedback, i will take this into account and will discuss wither with my colleagues. Sheffield 25 @ Eden Grange Re: Anyone building at Eden Grange Riverstone? 87Nov 07, 2013 1:15 pm Shellstar76 Oliver, Did you get the letter about not being eligible for the grant if construction didn't start within 26 weeks of contract signing? The white Fibro house... is that the one across the road on the corner of McCulloch & Cranbourne Streets? Or somewhere else? We noticed when we did our usual weekend drive by that the gutter they have put down on the opposite side of McCulloch Street isn't rolled which means no drive ways that side? So a bit unsure what will happen over there eventually, I'm curious to know as that will be the view from the front of my house... I'm hoping we are not looking at back fences if they build an estate on the inside out.... Looks like there are quite a few first timers in our little community...so thats good! Hi Shellstar, I have heard rumours of there being a muslim housing development on the other side of McCulloch Street, on McCulloch between Riverstone Road and Cranbourne Street. I am not sure if it ever got through council as there were a lot of Riverstone residents that were protesting against such a development. It is one of three developments proposed for the Riverstone/Schofields area. Here is a link to an article from earlier in the year. http://www.dailytelegraph.com.au/plan-f ... 6549857355 and this is the builder http://www.qartabahomes.com.au/projects/nsw/ I would be interested to hear if anyone knows anything further about this. I guess you have all been advised of the latest delay. It is so disappointing...just when you think you are close, it gets set back further. We signed our contract in October 2012, and anticipated being in our home by now, so it is a little frustrating, to say the least. I just stumbled across this thread today. It is so good to come across so many other families building at Eden Grange. Frustrated would be an understatement I would imagine, that's a long time you have been waiting... I also read about the Muslim community, heard nothing since January on the net, so not sure if it will go ahead, we noticed the other side of McCulloch street isn't rolled gutters which indicates to us that there is no houses going there as yet... Or it will be back fences....I have written to Blacktown council asking them if they know what the plans are for over there, but as I suspected I haven't heard anything back. Where abouts are you in the estate? Let's hope this time next year we are all in our houses! Re: Anyone building at Eden Grange Riverstone? 89Nov 07, 2013 3:01 pm oliverseiden We're also a first home buyer/builder, there are two forms that we filled in One for 15K grant and the other is the Stamp Duty exemption. I check the online portal every now and then to see if there are any notes etc, its been pretty stagnate for a while haha. We drove past the land and things look pretty good, we had a chuckle about pretending to yell at the workers to get back to work when they were on smoko. I see that the white fibro house near the West side of the estate has been demolished, maybe they will develop that side in the distant future. There are some things planned for Riverstone town like two new supermarkets and things like that so it'll be interesting to see what the area will be like in 12 months Hi Oliverseiden, I had a look at Capital Corp's website today and they are building a stage 2 of our estate in the future. So it must be down where they knocked the old white fibro house down. http://www.capitalcorporation.com.au/pa ... estate.php Re: Anyone building at Eden Grange Riverstone? 90Nov 08, 2013 12:20 pm Shellstar76 kimmid Shellstar76 Oliver, Did you get the letter about not being eligible for the grant if construction didn't start within 26 weeks of contract signing? The white Fibro house... is that the one across the road on the corner of McCulloch & Cranbourne Streets? Where abouts are you in the estate? Let's hope this time next year we are all in our houses! Hi Shellstar, If the Muslim housing goes ahead, we will just have to make the most of it. Not all Muslims are bad, there obviously is a minority that has given them all a bad name, so I guess we make the most of it and hope that it keeps the Riverstone/Schofields community a peaceful and happy one to live and raise our children in. We have bought land on the first street over, behind McCulloch Street. We have been doing the drive-bys for well over 12 months and as frustrating as it has been, we really can't wait. I hope we have a nice, friendly little estate. So far, everyone seems really nice. I contacted my CSA yesterday after receiving news of the set back. I asked how long it would take once the land registers and she advised it could potentially take a further 12 weeks to get to construction. There is approximately a 4 week admin process and 6-8 weeks through council. There is still a long road ahead of us....but fingers crossed there are no more delays and everything goes smoothly from here. Re: Anyone building at Eden Grange Riverstone? 91Nov 10, 2013 9:03 am Wow, kimmid! I can definitely feel your frustration waiting that long!!! We only signed contracts last month so hoping not too many delays from now. I didn't hear about the Muslim housing, that's interesting..... Shellstar, very excited to see we have a new road too! Have you had your colour appt yet? We just had the 1st one, I'll send you a pm with the colours we picked. Just wondering, is everyone using Delorenzo for tiles etc? We are after the wooden look tiles seen in most display homes but they seem really expensive so not sure if we will use an outside source.... On another note, had to pay an extra $1200 to extend our pavers to the kerb as they don't cover this due to some councils not allowing "colours" to the kerb. Abit of a joke! Ended up spending quite a lot in upgrades already. It really adds up! Re: Anyone building at Eden Grange Riverstone? 92Nov 11, 2013 9:04 am Cheznath Wow, kimmid! It is so good to come across so many other families building at Eden Grange. It is not a rumour, Qartaba home (http://www.qartabahomes.com.au/) is in the business of developing lands. They have a slightly different value proposition or business model on how to pay for the land. I understand, the development will commence in another 3-4 years time. It is fantastic to have few more development around Eden Grange. A multicultural Riverstone. Re: Anyone building at Eden Grange Riverstone? 94Nov 14, 2013 2:54 pm I agree... It is good to have multiculturalism, but from the newspaper articles that have been written, it gives the impression that it's a Muslim only estate, Which then isn't very multicultural. I'm all for more development in the area so long as it is "multi" cultural, not just excluded to one religion and that qartaba homes are selling all nationalities. Building our first home!
