Hi Shell, check what part of the tender you think is saying stairs are included, if its the parts which says "Stepdown to garage" this is refering to a different height level in the slab. We signed contracts last Friday and have just received a letter stating they must Start construction within 26 weeks of signing contracts or we will no longer be eligible for the first home buyers grant. This takes us to April 25 2014.... We were told on Friday that they will most likely miss the Febuary 28th start date they had set down.... So I'm wondering how others are dealing with this that may signed contracts a lot earlier than us. Building our first home! Eden Brae told us they may miss the date due to delays in the land registration..... Maybe now McCulloch Street is underway they may be able to get a move on. I check the online portal every now and then to see if there are any notes etc, its been pretty stagnate for a while haha. We drove past the land and things look pretty good, we had a chuckle about pretending to yell at the workers to get back to work when they were on smoko. I see that the white fibro house near the West side of the estate has been demolished, maybe they will develop that side in the distant future. There are some things planned for Riverstone town like two new supermarkets and things like that so it'll be interesting to see what the area will be like in 12 months Re: Anyone building at Eden Grange Riverstone? 71Oct 30, 2013 3:10 pm Oliver, Did you get the letter about not being eligible for the grant if construction didn't start within 26 weeks of contract signing?The white Fibro house... is that the one across the road on the corner of McCulloch & Cranbourne Streets? Or somewhere else? We noticed when we did our usual weekend drive by that the gutter they have put down on the opposite side of McCulloch Street isn't rolled which means no drive ways that side? So a bit unsure what will happen over there eventually, I'm curious to know as that will be the view from the front of my house... I'm hoping we are not looking at back fences if they build an estate on the inside out.... Looks like there are quite a few first timers in our little community...so thats good! I was hoping we could at least settle on the land before Christmas Eden Brae should have told us about the situation with FOHG before contract signing.....NOT 2 days after in a letter... Its not our fault or intention that construction is delayed, so why should we lose it.....we did the right thing in building our first home to get these options..... Dear Michelle, Thank you for your email. Concerning the First Home Owner Grant (New Homes) Scheme, the eligible transaction commencement date (ie. the date that your eligibility is determined) will be the date that you enter a comprehensive building contract, there is no time limit on how long it takes to commence or complete building the home. The amount payable will be $15,000 if your eligible transaction commencement date is between 1 October 2012 and 31 December 2015. If your eligible transaction commencement date is on or after 1 January 2016, the amount payable is $10,000. There is no end date set for this scheme. Please be advised that there are currently no benefits available to first home buyers who purchase an established property. From 1 October 2012, the First Home Owner Grant (New Homes) Scheme is available to eligible first home buyers who purchase or build a new home valued at up to $650,000. A new home is a home that has not been previously occupied or sold as a place of residence, and includes a home that is a substantially renovated home and a home built to replace demolished premises. Due to these delays we may not be able to lodge the registration request to the land titles office until late January or February 2014. I am sorry to advise that this will push commencement back until we receive the land registration papers. Once we have all approvals, we anticipate a prompt commencement as we are also keen to complete your new home as soon as possible." We spent close to 2 years in a process with TA.
