I have tried soo hard but they keep rejecting any discounts for PCV… But managed to get couple of thousands off at the stage of signing.. ever since then no luck.. Dhan Re: Anyone building at Eden Grange Riverstone? 562Jan 22, 2014 5:19 pm Dhan, you have done well to shave off some $. Discount doesn't appear to be in builders vocabulary. Specially not after signing the tender. I think, there is room to negotiate on admin fees to introduce new things. The old end to boundary road will be converted into a cul - de - sac. This is unreal. Cool stuff. So much to look forward.... I sent her an email yesterday asking for any news on the estate, and she confirmed that there had been a number of applications lodged with Blacktown Council for construction certificates. She said the drafters had questions with other job's plans and that management is currently working with the drafters on these jobs. She also advised that management still expects registration to happen in February, so, fingers crossed that they are correct Re: Anyone building at Eden Grange Riverstone? 570Jan 23, 2014 8:15 am After I got such a prompt reply yesterday from our project manager Rania, I decided to shoot off another email asking what stage we are at too, so hopefully she will give me a similar answer to you Kim, and she tells me February settlement. The reason being my CSA said they won't be approved until the land is registered,, I’m not sure.. Dhan Re: Anyone building at Eden Grange Riverstone? 572Jan 23, 2014 8:52 am We'll my repsonse from Rania is that the land & property office advised that land registration should hopefully happen end of January 2014! I'm not holding out much hope for that considering today is the 23rd! I just wish someone could give us all a definite date! Lol Building our first home! Sheffield 25 @ Eden Grange Re: Anyone building at Eden Grange Riverstone? 573Jan 23, 2014 10:01 am Honi74 Hi Paul, I was just contacted today by Eden Brae to tell me they are submitting my plans to council today. Some must of been submitted earlier. Try and stay on top of Eden Brae. As for internet, there is NBN connected in the area. You need to ask them if they have it in your contract. They told me that I would have to pay extra for NBN as it wasn't included, but after speaking to others, I found out they were charging some of us and not charging others. So I posed the question to Eden Brae and they waived the fee. Check with them and make sure you have everything in writing. Hope that helps. Hi Kim, Thanks very much for the above information. I contacted Eden Brae this morning regarding this issue, and they are crediting me the money paid back for the NBN! You saved me $626! Much appreciated. I recommend everyone do the same! Steve Re: Anyone building at Eden Grange Riverstone? 574Jan 23, 2014 10:11 am Forgot to mention that Eden Brae Connect is useful if you're wondering when your building plans were sent, when they are received, etc. All the dates are listed for your specific account. You need to ask your CSA for your login details. Once you have them, you go to the Eden Brae website and click on client login at the top right. Steve Thanks for this guys! we paid over $800 for NBN ! will definitely be getting on Eden Brae about that one Re: Anyone building at Eden Grange Riverstone? 576Jan 23, 2014 10:45 am Hi Dhan and Shellstar, Land and titles office needs to share some details with the council. This is expected to happen on Tuesday next week according to the council help desk. The council takes approx. 1-2 weeks from that point to complete the next set of paper work. So what happens after this point is bit fuzzy, but let me try to explain the way I have been able to understand (and I might be completely wrong). Then it goes back to land and titles office with rest of the paper work. Hopefully this is to do the land settlement. Given the due diligence that has gone before, the council will be in a position to approve the development application for construction in parallel to land settlement, with a caveats. Technically, we don't own the land until we do the settlement. Which means, we can't construct until then. Here is a suggestion; pick a CC number from december lodgement. Contact the council on 9839-6000. Let them know that you are after an update of progress regard to application. Give a CC number as the reference. Let us know the outcome of the discussion. Ta, Rizan Re: Anyone building at Eden Grange Riverstone? 577Jan 23, 2014 10:55 am Hi All Is anyone else looking to fix their loan on the land I know for the construction loan it will have to be a Variable draw down facility so i will be looking to at least fix my land loan for 3 years Wanted to see what others are thinking, i was just going to use Aussie Home Loans Re: Anyone building at Eden Grange Riverstone? 578Jan 23, 2014 10:56 am rizanrizvi Hi Dhan and Shellstar, Land and titles office needs to share some details with the council. Currently unemployment is high even though inflation expecting to rise .. & the dollar is lower. But the major factor due to Un-employment is high there won’t be an increase in the near future… That’s my thinking… I’m trying to go with the bank which offers highest discount with interest rate on variable rate.. Currently CITY Bank is giving 1.07% rate discount on 80% loan & loan amount is <500,000 with 100% offset, unlimited redraw, and extra repayments with no penalty. Discounted Rate is 4.84% with above facilities.. These discount would be fixed for your life of the loan.. But there is no risk of fixing the rate If marginal benefits are good.
