Browse Forums Building A New House Re: Anyone building at Eden Grange Riverstone? 501Jan 17, 2014 4:30 pm Hi Everyone, I was told about this forum by my mum the other day and just had to come and have a look. I am going to be building the Drysdale 25 on Lot 33. I put my deposit down on Feb 2012 so like a couple of others that I have read about it has been a very long wait indeed. It sounds like there is a lot of lovely people that are going to be in our little community. I can't wait to move in! Special Hi to Kimmid as I think we are going to be neighbours and are building the same house. Looking forward to getting to know you all. Lisa Re: Anyone building at Eden Grange Riverstone? 502Jan 17, 2014 5:26 pm Hi Lisa, Welcome to the forum. I also bought in Feb 2012 - it feels like it has been longer than 11 months though! Here's just a quick update on what I have found out recently. I drove past the land last Friday (10th) to see whether there was any movement - not expecting to see anything of course. However, there were workers from Jemena (gas and electrical company) everywhere. They seemed to be working on the gas pipes on the McCulloch Street side of our development. They ripped up your freshly laid strips of grass!! I'm thinking there was an oversight in their infrastructure and they've had to rectify it before land registration. Anyway, I thought this was very strange as I was told all the applications for registration would be sent away by 20th December... So I contacted Eden Brae to find out what was happening. I was told that plans for council approval were sent on 09/01/2014. Apparently, a lot of their Riverstone jobs were sent in bulk. She said it can take anywhere between 4-6weeks. Btw, just a quick hello to Toni as I work with your wife, Sarah. And also, thank you to Marsh86 for that great map with everyone's locations so far! What a great idea! Looking forward to meeting you all, Steve Re: Anyone building at Eden Grange Riverstone? 503Jan 17, 2014 6:08 pm Steve, thanks for the quick update. Any progress is good news. Wish we have the reference numbers to follow up with the council. Lisa, welcome to the forum. Lisa Welcome Lisa, the forum has been a huge support for us as first home buyers, so good being there to lean on each other and to ask questions that we don't know the answers to, not to mention meeting neighbours that may become life long friends one day.... Rizan, yes another week down... Hopefully 1 week closer.. Thanks for the info Steve, will take our usual Saturday drive by and see what has progressed. We need Honi, our honorary community organiser to organise another meet up soon!!! Welcome to the forum. It has been a long wait but hopefully we are very close to building our homes. By the looks of it, there are a lot of very nice people building in our estate so we should have a great little community. I can't wait to move in too. What facade did you choose for your Drysdale? Thanks Steve for the update. Lets hope its closer to 4 than 6 weeks, that would be good Re: Anyone building at Eden Grange Riverstone? 506Jan 18, 2014 3:43 pm Are we going to be forced in to smart electricity meters? I like the idea & technology, but not the pricing methods that comes with it. Re: Anyone building at Eden Grange Riverstone? 507Jan 18, 2014 4:43 pm I haven't heard or read anything about smart metres. I did go past the land today, nothing really fantastic to report, power poles still up and street lights not yet in on McCulloch & Brighton streets, but the trenches are filled that have the underground power & gas lines in. So looks like still a little more work to be done for another week! I have requested my solicitor to write to the land owners solicitors to find out the status and the date of settlement. We received an unconditional loan approval for the land way back in Sep last year. The unconditional approval is about to expire in March, if the loan is not discharged. Re: Anyone building at Eden Grange Riverstone? 510Jan 19, 2014 7:18 am We are in the same situation Rizan, september to March like you! So frustrating! Building our first home! Sheffield 25 @ Eden Grange Re: Anyone building at Eden Grange Riverstone? 511Jan 19, 2014 10:48 am Only 4 lots left in stage 2. I was surprised by the increased land price. Looking forward to meeting you all, Steve Hi Steve! It's a pleasure meeting you! Hopefully i'll get to meet you in person in the near future! Sarah has told me about you building in Eden Grange aswell a while ago, fantastic news! Tony Re: Anyone building at Eden Grange Riverstone? 513Jan 19, 2014 3:18 pm We're in a similar boat. Our loan pre-approval expired in December last year. Just in the process of redoing everything as we speak. Just another stack of paperwork to sign. I'll be so glad when all the PCVs, loan documents etc are finished! Re: Anyone building at Eden Grange Riverstone? 514Jan 20, 2014 11:58 am rizanrizvi Only 4 lots left in stage 2. I was surprised by the increased land price. Yes Rizan, I was looking at realestate.com and a few have hit the $700,000+ mark, mind you they are 2 storey homes on there but still that's good to know the property market is growing very healthy out there. Re: Anyone building at Eden Grange Riverstone? 515Jan 20, 2014 4:00 pm I got in touch with the council without much luck. They need the "new" DP numbers to provide an update. I was told that council has received documents to support the application on 19th December. I did my usual after work drive and met a couple, who has purchased one of the remaining lots today. Hi all! To have a better idea of price increases in stage 2, I looked at the prices for the block size I purchased (412sqm) & the model house (single level; livingstone 23. We purchased at $574,900 the moment stage 2 was released. The same size block and same model house are now currently selling/sold for $599,900. Thats a $25,000 increase between those sold at the start of stage 2 to those sold at the end of stage 2 (for that model & land size) The $700k blocks as mentioned earlier have double storey houses and are on the larger blocks. Still, the price increase has been good to see as with any new development. I hope you guys register soon. Im starting to worry for stage 2 registration. My husband and I want to start a family now, but cant until we move. I can't imagine how those who purchased in 2012 feel. Good luck! Re: Anyone building at Eden Grange Riverstone? 518Jan 21, 2014 5:49 am I'm still on the email list for Alex avenue & Mirvac just emailed me the price list for their next release..... House & land packages $595,000 but with a land size of 293m2! They also have some for $570,000, that land size is 240m2. I think all at the grange have made the right decision looking at those prices. Something seriously wrong with the real estate pricing. The Ponds ~300sqm is going at $400k. Insane. How can people afford? Re: Anyone building at Eden Grange Riverstone? 520Jan 21, 2014 9:00 am Have a look through the land prices at the Grange as well. Lot 116 (not sure if its sold or not) is 450m2 for $350,000 We locked in 500m2 for $295,000 which is a pretty good return before anything is even built We spent close to 2 years in a process with TA.
