I have never posted on a blog before but, from what I have read in other posts, I hope that this forum provides an opportunity for others to benefit from my story and that I can benefit from others’ comments, feedback and advice. My partner and I are building with Aveling Homes in Aveley, WA. The house we are building is based on the floor plan of the Madison but we have modified it to suit our lot and for our personal preferences (I’ll put more details about our plan in another post). In this post I’m hoping that by sharing the story of our timeline of progress so far that I will be able to hear some feedback of whether anyone else is feeling the same concerns or has had the same delays as my partner and I are experiencing at the moment. Our experience with Aveling Homes up until we were handed over to our prestart consultant was excellent. We had an amazing sales and design associate who helped us adapt the Madison floor plan to suit our lot. She was clearly an expert and has been in the game for a while as she was quick to get exact figures for any changes we made, had some brilliant ideas on how we could alter our plan to suit Stockland’s design requirements for Vale, Aveley and we really appreciated her high standard of customer service. Our finance broker, associated with Aveling Homes, was also fantastic as she also answered my million and one questions in writing quite promptly and helped us meet deadlines so that we could get the rebate that Stockland were offering if we were settled by a particular date. We had our prestart meeting on the 21st May and then our finances were finalised on the 29th May. In the first week of July, after seeing that our land was pegged and the lady from Stockland informed me that our lot was ready to be surveyed, I inquired with Aveling Homes as to when our lot was going to be surveyed. The response I got from our prestart consultant was quite vague so I asked her to find out what was happening with our lot. I then received an email where I was informed that as we purchased the land pre-release and the lots apparently needed to be surveyed in order. As I scrolled further down the email I saw that our prestart consultant has asked the receptionist so find when our lot was surveyed and apologised for my insistency. I’m guessing she did not think I would read this. Our lot was surveyed on the 5th July. I received confirmation on 7th August that our application for Full Design Approval has been approved by Stockland, according to the Design Requirements for Vale WA. They confirmed that the next step was getting the builders permit. The builders permit was supposed to be due back by the 27th of August. After not hearing from our prestart consultant I rang her on the afternoon of the 28th and left a message asking if our builders permit had come back. I received an email that night informing me that there was a technical error with the online submission for the permit. I was told the Shire Liaison has been in contact with the City of Swan regarding our Building Permit and the Construction Manager is contacting the City of Swan to see how this can be rectified. Our prestart consultant said she will advise us immediately when she gets further information on when the Building Permit will be ready. Now a week later and apparently a number of people from Aveling have left several messages with the shire and they have not been returned. So it seems that we are still waiting for our builders permit to even be lodged!!! Has anybody else had issues with their builders permit being delayed like this? I don't really have anything to offer in terms of advice as our experience with getting a permit was very swift, both on behalf of our builder and the City of Swan, but just wanted to say 'hi'. Could it be the case that as building in the area increases significantly a small backlog of applications could be holding things up? Hopefully someone else will be able to give you some insight.
