Lowest is on our budget, so now I need to pull the detail apart and get a better understanding of what it does and doesn't include. Given that I wish to change the design and it will be a while before we sign up its likely to go up a little too. I've see this at another where it was a semi ensuite with separate door to ensuite and bedroom, but which a tiny hallway/foyer wo that if the hallway door was closed, it acted as ensuite, if bedroom door was closed you have direct entry to ensuite without going through bedroom. Ideal if you have guests using the bedroom but still want bath accessible to all. Floorplan hasn't changed much, just position on block. It's save copious amounts of $$$ wasted on sand fill, by having the garage at 90d and therefore moving the house 13 or so meters to the east. Will probably have .5m step down to main bed too. Think they formed the step down room in the wrong spot. We will still have a bath for resale purposes in the ensuite, but given our boys will be 6 & 8 by the time we get in this place don't really see point of bath taking up space.

The bathroom in the original section of the house has a bath and we are not really changing the layout otherwise I would be happy with just the one.
