Browse Forums Building A New House Re: Building dream family home - Bedfordale 42Dec 07, 2013 10:37 am Hey Tim The Powder room in the laundry have you thought about swapping that with the store - then if the kids need the toilet whilst wettish from the pool you have direct access from outside and don't need to wet the laundry floor as well. Also having said that you still have two powder rooms right next door to each other and no powder room near the pool/family public areas. If it was me I would try and fit one on that side of the house so visitors don't need to enter the bedroom wing (I'm thinking late night dinner party with kids asleep) but I'm not sure how you would achieve it. Anyway just my thoughts - Cheers viewtopic.php?t=62083 Re: Building dream family home - Bedfordale 43Dec 07, 2013 3:55 pm Thanks for the feedback AKB, I'm toying with the idea of a pump room/toilet building down that end near the pool.$$$ running out quickly tho. Will discuss with designer and see how we go. Cheers Re: Building dream family home - Bedfordale 45Dec 07, 2013 6:24 pm So next door is building with Sovereign homes. Looks like they build some nice homes. Re: Building dream family home - Bedfordale 47Dec 20, 2013 11:22 pm V4 is in. Not to many changes, just sorting out kitchen layout, placement of oven cooktop etc. Bed 4 will be 500mm wider, sneaking a bit from the garage. Visitors will have to use powder room off bed 4, even though you raise a valid point. With 2 boys, a lemon tree will have to do instead of an externally accessible toilet. Building broker has closed till next year so hoping tenders will go out feb Hoping to use pool as retaining wall and extend around bed 1 to then form embankment. Would like the deck off bed 1 to feel like it's elevated. Pool is to be same level as upper alfresco. Re: Building dream family home - Bedfordale 48Dec 21, 2013 12:10 am I love the pool concept and yep your lemon tree should be well fertilised viewtopic.php?t=62083 Re: Building dream family home - Bedfordale 49Dec 21, 2013 1:25 am Hi Tim, Crackin looking plan I must say. My 2 cents, Pinch of salt and all that. Easy spending your money.... Ok pool house or changing room/ outside shower /toilet - think already mentioned. Where is the alfresco kitchen going to be. It such a nice outdoor space with the dining and lounge set up. Do you really want to be trudging back and forth with food and dishes. I would but the sink and dishwasher up against the indoor sink or have some sort of servery window. The barby or cooker could be nicely inout on the recess to the right of the dining table in the alfresco. Love the idea of a 4 car garage, I would make it a little wider so that clearing the bedroom without full lock wont be needed. Might be a mute point given the size of the block (you can possibly drive around all together (lucky so and so). All else is very nice. Me likey. Cheers Mark Re: Building dream family home - Bedfordale 50Dec 21, 2013 12:17 pm Thanks for the feedback "Aussie" I have given a strict budget to building broker, but yes managing the spend is one we will be watching very closely. The kitchen is still a work in progress, so thanks for the feedback. I think I need to visit some kitchen displays to understand how they should best work. We will probably have a normal window to serve through for outside. (Can't justify spend on bifold window) I'm still to decide where to put BBQ wall (or even if we have one)as the direction you mention has a view that I didn't want to block. I like the idea of a bench outside with a sink, probably just outside kitchen window, and just using my trusted ol BBQ on wheels wherever I choose. This is a tough one for me as I love "outside kitchens" Thanks again! Re: Building dream family home - Bedfordale 51Dec 21, 2013 12:40 pm Yep we all have budgets. I must have an outdoor kitchen as we do a lot of Asian type foods and my parents are from Europe and have always cooked outside to keep it all out there. Barby on wheels also works. My bother picked a full outdoor setup in stainless steel from Grays online... Will be watching closely with interest. Cheers Mark Re: Building dream family home - Bedfordale 52Dec 21, 2013 1:27 pm Hi Tim, Any reason you can't shift the whole garage the 800 odd mm to the left to get rid of the corner created by the enlarging of bed 4? all it would need would be a handful more bricks for the back side. Also, and it might not apply here because of the large living space across the way, we got advised to shrink our kitchen and make the extra area a walk in pantry /scullery for architectural balance. Just passing on the advice and maybe go look a kitchen that big in the flesh to make sure things don't look 'lost' in the volume of the space. Love the pool, any guestimations to cost yet? so far we have factored in to put a fibreglass pool in, but nothing as epic and integrated as that. -Ollie Re: Building dream family home - Bedfordale 53Dec 21, 2013 10:10 pm Hi jays No reason why can't move anything, apart from costs. Shhh don't mention scullery lol, I have finally convinced my wife that we don't need one. (Phew what a battle!! Lol) No idea on pool price just yet, nothing wrong with fibreglass and we may end up with one yet. I have a separate budget for that, bundled with earthworks, so see how we go. Should get pricing in March or so once tenders come back. Re: Building dream family home - Bedfordale 54Dec 21, 2013 10:47 pm Great plan! I prefer latest version of the kitchen location. Privacy could be an issue with the toilet in the kids bathroom, currently you have to walk thru bathroom to get to the loo. I would swap the location of the shower and loo and have the door way open to the hallway, near the laundry..... Re: Family home - Bedfordale - SIte Classification is in 57Jan 25, 2014 12:17 am Caught up with designer this week. Version 5 should be ready next week. Key changes are rotation of house on block to face views better and Garages to be at 90d to house ("L" shape). Re: Family home - Bedfordale - SIte Classification is in 58Jan 25, 2014 11:13 am I can't wait to see the new version especially how the garages sit with the house viewtopic.php?t=62083 Re: Family home - Bedfordale - SIte Classification is in 59Feb 06, 2014 4:52 pm New version is in, but not quite how I imagined it. I will request the garage gets pushed back so that the front lines up with the passage door.
