Browse Forums Building A New House 1 Sep 03, 2013 3:16 pm Hi all, Just a quick question to those who have built their homes recently. I have been looking at the domain app and have seen some packages for as low as 400k. Is this a realistic price that one could expect, for a new home. I know it's on the low end, but just wondering if it is just advertising or I could actually purchase a house and land package for this cheap? Thought the best answer would be to ask those with experience on the forums. Thanks everyone Cheers, Aaron. Re: New home price 2Sep 03, 2013 3:37 pm Hi Aaron,
It is not unrealistic at all. It really depends on where you would like to purchase, the size of the block you would like and how many upgrades you are willing to add to the house. We bought in a semi-rural area, about 30 mins from the CBD and we managed to keep our house under 400k. We bought a 512sqm block and built a 28sqm home and added about 60k worth of upgrades, including floors, driveway and blinds and site costs. Cheers, Nick Re: New home price 3Sep 03, 2013 3:41 pm yes, you could get a house and land for 400k, but it depends on where you build because house and land will be highly dependent on the price of land in the area you are purchasing, also depends on the size of the house. so it's better to check out the price of land and base price of the house from your chosen builder. with house and land, you usually get the standard inclusions of the builder, fixed site cost and council/estate guidelines. buying house and land should not be too different from buying a land and then build on it. with house and land, you get a fixed site cost which is usually a major additional cost from the house base price. go and meet some builders, ask a lot of questions, after meeting 2/3 builders, you'll get a better idea. Re: New home price 4Sep 03, 2013 4:04 pm Thanks for the quick replies Sorry, in my haste I forgot to mentioning i was looking to build in the Oran park/ Gregory hills area. Hoping to actually take advantage of the first home buyers grant too. We spoke to a few builders, but was uncertain about all the hidden extras, so thought it was worth asking on here for actual experiences. Glad to know that it is possible Cheers Aaron Hi, you've probably already resolved this, however, Commbank will probably pay the funds to you after you send evidence the work is done regardless the change in the quotes. 1 35189 Wow I hadn't realised things had gotten that pricey in just a couple of years since I built, that is crazy with how much land is now costing if you aren't lucky enough to… 3 7014 Just to makea point about this, an approach that some people have found sucessful in negotiating these rises down, Is to provide some workings to the builder, specifying… 4 81557 |
