And then under BSA, you have building warranty for 7 years. On hand-over you get given keys and a lot of people work around that date with removalists and rental agreements or sale of properties, so that's why they have a timeframe of 3 months to repair things. We are having our 3 month maintenance inspection today and as the appliances were installed the afternoon we got keys... The electrician installed our freestanding oven scratching our floor tiles. The also flued our range hood and cut the cornice to do so, which needs sealing. If I built again, I would ensure that these things were done before handover so that I can see if I am happy with the workmanship before handing over my cheque. The Christmas holiday break was fast approaching and I just wanted somewhere to live! 2. My builder refused to pay me any further liquidated damages (for running over time) once the Occupancy Permit was issued therefore it was only going to cost me money to delay further. I note however that the outstanding issues did get fixed after handover but that can also be somewhat of a hassle as it's workmen coming into your home and you having to be there to let them in (as builder's keys will no longer work in your locks once handover has occurred). So I guess my answer would be; weight up the pros and cons of accepting handover (cost, convenience, etc) versus delaying it to get the problems rectified. Good luck Thanks for your reply.
