Browse Forums Building A New House 1 Aug 29, 2013 1:42 pm Hi, I am looking to build a two story house on a battle axe block of land which is 20M by 26M depth. Most of the project houses are length wise. With CDC, need to have 8M from the back fence and 6M in front for turning circle leaves me only 12M depth for a house. The lot is South facing. Any one had come across some builders/design that would suit this block. You might be able to make more effective use of your block if you don't go down the CDC path (although I may be wrong on that). Developer / council approval for my build only took about 2 months. Council will allow only 50% of the land, so would be about 260SM, where as CDC you could build up to 330SM. Plans are on blog in my signature. We wanted a smallish house - just enough and efficient use of space. I have started the process with Kurmond, hope we could come up with a plan that fits the requirement and budget. yeah I reckon you could easily pop out sideways by 2m and that would give you bedrooms 4 x 6 for master, 3 x 5 for seconds and increase living area huge. Pop out at garage by 2m and you get a double... but really - 16 x 12 is a massive envelope, plenty of options will fit on that. Our block is only 12.19m wide! The first thing I would do it to include a long, thin, horizontal window in the northern wall of the theatre room, if you're too far along to radically change the plan. I'm not so sure about moving the theatre room door to the back, ours is in the same position as yours and we have no problem. I think a door at the back would limit furniture placement (sofas and side tables). I wonder if you could move the house so it's on the western setback boundary, that way you might be able to have access to the back down the side of the garage, rather than through the back of it. This way you could regain your garage storage wall (great for hanging gardening tools) and maybe rejig the back of the house to put a room behind the garage and gain more windows on the northern side? From a pure legal perspective, if you've signed the variation, it is a very high bar to have it set aside.
