I have sat down and talked with Simonds here in QLD and the guy said for a sloping block, which we can't get around in the area that we want to build (Mt Cotton) works out to be 10k per metre drop. So if there is a 2m drop we would be looking at 20k. After that I ducked into the G J Gardner display, they weren't overly helpful but what caught my attention is that in the little information they did give me, he said "just remember if you have a 2m drop on the section you would be looking at another 2k on top of land price" Help? Same area, same scenario, 9k per metre drop difference. One of them doesn't add up. If the block we choose does have a 2m drop and 20k is needed, fine, but it isn't something I will just brush off when someone else has said 18k less. If anyone could give rough ideas, or their own experiences that would be great. I'm sure it wasn't intentional but sometimes I feel in office sales rep just say a price to get you interested and some form of process underway... I would think $20,000 is far more realistic. In reality that fall starts to need piering on the filled part of the block as well as perhaps trenching around the front. $2,000 no way I would think. Re: Site costs for 1m, 2m drop etc. Big variance in builders 3Aug 29, 2013 10:38 am We have a 3m fall and the cut/fill earthworks will be roughly 4-5k, with a 15,000 provision for rock removal if needed (hopefully blardy not!!!) and retaining walls are ~25k. Builders breakdowns of costs can look fine until you look further into the tender or elsewhere and find extra structural costs like the retaining wall not being included as 'site works'... all fair so long as its listed, but I do think suggesting total site costs will be $2,000 is going to be misleading, unless you are on a massive block and can batter all the way around. "It's because you are on a sloping block" "But you said it was only 2k per metre of fall!" "Oh yes, but that's only on M class soil and excludes excavation, retaining walls, extra handling charges for materials, extra piering, additional drafting, added engineering charges..." Completed a knock down and rebuild in northern Melbourne. Handover completed 27/09/2013 and now moved in. So we are going around with our soil report & contours to different builders to get an idea of what figures we are looking at. One builder with whom we had various meeting over the last 2-3 weeks came up with a custom design split level to fit the block. In his initial quote he has quoted site costs at around 23k + provisional sum for rock removal. According to them there would not be too much cut & fill & retaining walls may not be required. Then another builder with whom we had a chat he went to our lot to see the actual fall and came back with site costs around 30k but we are not sure what all does it include we are meeting them this Sat to discuss this further.Where as a 3rd builder he said 50-70k . So ya there can be a large difference in what each builder says guess it all depends how they are going to build. P.S we are in victoria.
