(: Re: Statesman-Greenock at Elizabeth Park - 3-4 weeks until P 184Jul 15, 2014 11:21 am Thanks everyone I had an interesting conversation with the City of Playford yesterday. I have called them to find out the names and postal addresses of my neighbours to send them a letter about fencing. At the same time I have asked what do I need to do with the tree on the nature strip as it will be too close to a new driveway. Apparently, I have to lodge a separate application to the council to do the driveway and crossover at least 6 weeks prior to proposed date. Lucky me, it is about 6 weeks right now so I need to do it urgently. The thing what concerned me the most is the rules about positioning of the driveway. It is suppose to be at least 1 meter away from the existing trees. The blocks were divided under the Council approval. The builder has lodged my plans and the placement of the garage and got the approval from the Council back in February but the new driveway won't be a meter away from the tree. So I am hoping that they will allow to cut the tree (at my expense, and I am terrified at what the cost might be) and create a new driveway and crossover at the correct position. By the way, I also have to pay for the removal of old footpath and section of crossover as stated at the application form. That's one thing I did not budget for at all... Re: Statesman-Greenock at Elizabeth Park - 3-4 weeks until P 186Jul 16, 2014 10:38 am I would have thought the same... unless I am trying to run ahead of the train and the builder will be doing it a bit later but anyway, I have sent the application to the Council today. I have talked at work about it and one lady, who is building as well at the moment suggested to talk to the Council again as they can do the job too. I have called them yesterday and found out that crossover and footpath repairing can only be done by the Council (why they did not tell me that when I call the day before) but I still need to lodge the application and then they will call me and tell me how much it will cost me (they can charge what ever they want as they don't give you a choice). The good thing is that I have met the concreter last night on the site and we discussed what needs to be done and we checked that tree again and it seems I will not need to remove it (at least a bit of relieve there). One the positive side tiling has been almost done as of last night (at least what I could see through the windows) so the internal painting hopefully will start by the end of this week. Love your sliding doors and walk-in pantry we can just see. Re: Statesman-Greenock at Elizabeth Park - 3-4 weeks until P 191Jul 18, 2014 4:24 pm Lucinda, thanks, I am very happy with the sliding door too, it surely worth every $ spent on it (and it is not that expensive anyway). I am not 100% happy with the pantry though as well as storage room. I am planning to visit the display house again and look at what they have there... I am 99% sure it was just 4 shelves not like we have (see the pics) Walk-in pantry Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Storage Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ It is just too massive for such small rooms and those side cabinet wall are taking so much room... I also want to install two more shelves after handover to increase usable space because we have 2.7m ceilings and those cabinets come to just about 1.7m at most First house - Statesman Greenock (modified) https://forum.homeone.com.au/viewtopic.php?f=31&t=66876 Second house - Fairmont Grand Design (modified) https://forum.homeone.com.au/viewtopic.php?f=31&t=100789 Re: Statesman-Greenock at Elizabeth Park - 3-4 weeks until P 192Jul 19, 2014 7:33 pm In the last few days I have organised internet & telephone connection with TPG, air conditioner with Rite Price and Solar System with Green Engineering. Now I just need to contact Carpet Court for our laminated floors and Image Robes for wir and bir installation. I have paid the deposits to both companies so it is only to make sure they are ready for the installation. Lucinda, could you please tell me what is going to happen after the PCI and how long until we have got the keys? Thanks First house - Statesman Greenock (modified) https://forum.homeone.com.au/viewtopic.php?f=31&t=66876 Second house - Fairmont Grand Design (modified) https://forum.homeone.com.au/viewtopic.php?f=31&t=100789 Re: Statesman-Greenock at Elizabeth Park - PCI booked - 1 Au 197Jul 23, 2014 1:21 pm At PCI the site supervisor made a list of things to be attended to, and we made arrangements with the office for a date for the handover of the keys. Most things were done prior to the appointment to pick up the keys, and most of those that weren't were done soon after. They said they wouldn't fix one item. They did send a guy twice to look at it; he was rude, haughty and disinterested in our problem. He ended up cutting out a piece of plastic and sticking it on the wall to hide the hole. I was totally dissatisfied with that and listed it again on our three month report. Unfortunately I don't expect the issue to be resolved but I am going to keep asking for a better resolution than so far offered. Re: Statesman-Greenock at Elizabeth Park - PCI booked - 1 Au 198Jul 24, 2014 3:40 pm I have been inside the house in the last few visits and was looking carefully around. Unless something will happen with the painting job today, there should not be any issues really. I have been advised to open all the taps and run the water for a 5-10 min to check for any leaks. Also to take a fan with me ans check all the power points. Turn all the lights as well. That's all really can be checked. I am waiting on the final Tax Invoice from the builder. Hopefully it will come through today (they have promised to send it via email) so I can forward it to the bank. They promised to organise the valuer by the end of next week as it is no point to get there earlier as some jobs are still will be in progress. I have call all my suppliers and let them know that we are very close with the completion so they are all on stand by now. I have given them approximate date as 11 August for the installation. The main one is the flooring, the rest can be done after. Only the supplier of the bir and wir told me that I have to wait up to three weeks after the deposit is paid and they don't take the deposit until they have done the measurements the rest are already accepted the deposits and waiting for go ahead phone call. I have also been told that I have to organise home insurance prior to the final payment by the bank and send them the certificate of currency but the Progress Payments team did not tell me about it even through I have call them already twice with my questions. Now I have to call them again to ask about insurance too. I was happy to see the painters at the house working from early morning today First house - Statesman Greenock (modified) https://forum.homeone.com.au/viewtopic.php?f=31&t=66876 Second house - Fairmont Grand Design (modified) https://forum.homeone.com.au/viewtopic.php?f=31&t=100789 Re: Statesman-Greenock at Elizabeth Park - PCI booked - 1 Au 199Jul 25, 2014 10:32 am I have received the final Tax Invoice from the builder. Another nice surprise from them as I have been credited back almost $3,000 for the connection of underground services. With the savings on the laminated floors and solar panels it will cover completely the installation of the air conditioner and I will only need to pay for the fence out of the pocket. I am feeling better and better by the minute Also, I have discovered that you can pay the final amount by the bank cheque when you pick up the keys. So I will talk to the bank and ask them to organise the cheque and make sure the valuer comes during our PCI next Friday so I can drive to the office with the cheque and pick up the key the same day It will probably will take a few phone calls to organise that but I think it worth it First house - Statesman Greenock (modified) https://forum.homeone.com.au/viewtopic.php?f=31&t=66876 Second house - Fairmont Grand Design (modified) https://forum.homeone.com.au/viewtopic.php?f=31&t=100789 Re: Statesman-Greenock at Elizabeth Park - PCI booked - 1 Au 200Jul 25, 2014 10:35 am Visited the house list night and ceilings, doors and architraves were painted as well as storm water has been installed and site was leveled around the house. Today I would say the walls will be done and outside paint job and then installation of taps, sinks and toilets with the mirrors, show screens and electrical second fix are the only things left.
