Browse Forums Building A New House 1 Aug 27, 2013 3:44 pm Hi All, I've been quietly following many of your builds over the past 6 months and figured it was time to post our own adventure. We initially, signed up for a largish block over in Byford, with titles expected at the end of 2011 (from memory) after many delays we pulled the plug on that, and luckily got our deposit back, by this time it was mid 2012, we were getting rather sick of renting, blowing a bit over $2000 a month. So we decided building was for suckers, and went to a few home opens around various southern suburbs, looking for something in our budget (or below since most of these houses would need a fair amount of work to be suitable for us) We headed out one Saturday late 2012 to Wellard to look at a house in Homestead ridge, it was at the upper limit of our budget but it was on a large block (which is the main reason we were interested, we wanted something 700m+ ) The house was ok, a little small for us, so we decided to drive around the area to see what was around, what it was like etc. We discovered it backed onto a "new" estate The Village at Wellard. We went into the sales office, look around talked to the helpful lady there and found a block we liked which was suitably large. We put a hold on it, went home and did some serious thinking and budgeting. A week later we signed the paper work for one of the lovely homestead blocks. (All pending finance etc) It was roughly Jan 2013 by this time, we saw our broker and got all the paperwork for the bank ready, (what a journey we had to re-sign the "corrected" paper work 3 times, due to it being a building loan and so on) We settled on the block in early Feb of this year (2013) hurray! So during February we went to our builder (from the previous Byford expedition) and resigned our paper work, with the various changes we wanted in place. Wellard WA 3Aug 27, 2013 4:32 pm So the next stage was getting some access up to the site, we have about a 2 meter slop leading up to the flat part of our block, we needed to get something a bit more solid than the sandy Perth soil so we could get the tree clearing equipment up the hill. Wellard WA 4Aug 27, 2013 4:53 pm Clearing the trees, that was certainly not a fun task, we got some contractors in, who simple put couldn't follow basic instructions. This caused some issues, that I wont go into more details about. Well when that was done, it wasn't long before we got approval from the council to start building and it was full steam ahead! We're in the Village as well. We've not actually even looked at the Homestead lots ourselves, but they would definitely provide better amenities to something way out in Byford. You'll get the advantages of privacy and seclusion, but at the same time are reasonably close to the Village Centre, the Wellard train station, and the Kwinana Marketplace. We were a little concerned as our neighbours and near by houses had their walls started before us. But no issues, the brick layers were great and put the walls up in roughly a fortnight. Everything looked straight and the dimensions measured up to our plans. The house is finally starting to take shape. We booked the appointment in, and went through the meeting very swiftly, over in under 2 hours (The lady was very helpful and seemed to know her stuff). We added a few extra bits and pieces in like, stone bench top for our bar area, a fair bit of extra conduit internal walls, extra water taps for outside gardens. We relocated the power box to the other side of the garage, along with the hot water system to the other side of the house. And finally we asked them to tile the kitchen + higher splash back. We got the final documents a week after this meeting with revised plans and diagrams. They got 99% correct which was excellent, Unfortunately the tiling and changes came over the $5000 allowance they gave us, so we had to trim some of the extras off a little. We ended up dropping the kitchen tiling and the entire splash back, and figured it would be much cheaper to do after handover. They wanted somewhere around $2,000k for this tiling (and another $1000 for the splash back), which was just a bit to much to afford at that stage. In the end the basic things that came of the meeting (style wise) were: Roof - Colorbond Shale Grey Facia - Colorbond Deep Ocean Gutters - Colorbond Deep Ocean Garage Door - Deep Ocean with some rectangle pattern Window Frames - (Shale Grey but this was cut due to a premium and a tight budget) Dark Grey Brick - Limestone Patterned Brick Re: Building our first home. Exciting stuff seeing all the walls in place and finally getting a bit of a feel for the place. Wellard WA 14Aug 29, 2013 2:37 pm @1rocky no issues with bushfire ratings (builder has taken care of all the requirements thank god), just need to keep the area clear of leaf/grass and dead material during summer months, we have a lovely fire break running around the outside of our property (which borders onto the older estate) Re: Building our first home.
