Browse Forums Building A New House Re: Homebuyers Centre WA - Aveley. First home! 21Jan 18, 2014 7:44 pm Hey everyone. It's been way too long since I've posted on here, but between full time uni, a husband who works away sporadically, and house building (or at least trying to!) - as well as a 3 week trip home over Christmas/New Year, I just haven't found the time! So land titled early November - earlier than expected. Construction of the land wasn't actually complete., but it was the first real "progress" for us, so we were excited. Land was supposed to be done by 4th December, but still wasn't. We asked if we could go to pre-start before Christmas so that we had confirmed all our selections before going home to our families, so we could share it all with them. Pre-start was 5th December, and for the most part, we came away very happy. We did have a few frustrating issues where we had been given misinformation beforehand that changed our selections and left us scrambling on the spot, and after paying for all upgrades in full on the day, we received a call the next day saying HBC had accidentally left something off and they wanted more money. But given our limited pre-start budget (thanks to Keystart and their associated restrictions), we did get a lot more bang for our buck than we ever thought we would, including all the electrical upgrades we wanted, so I can't complain too much. We were told in the second week of January that HBC cannot yet get on the land as they are still waiting for it to be subdivided? Even though it's titled. I assume it is a little more complicated than that, so if anyone can shed light on a similar issue, please do! Since then, it appears that a soil sample has been done on our block, and we received more paperwork from the conveyancer (showing the land title search now showing our names), so not sure if that means it's all been sorted and HBC have just failed to communicate with us (story of our lives, they truly are hopeless with communication). I sort of don't want to get my hopes up, but I am dying to know/see SOMETHING. Last we heard, we were supposed to go to construction (slab down) mid-February, so it would be great if this actually happened. If I can figure out how to post pictures, I will upload all our selections - very exciting! ~Kat Katrina & Mitchell Building our first home with Homebuyers Centre, WA The Vale, Aveley Follow our story here https://forum.homeone.com.au/viewtopic.php?f=31&t=66829&p=1068696#p1068696 Re: Homebuyers Centre WA - Aveley. First home! 25Feb 18, 2014 2:39 pm For anyone who has built in a Stockland estate before (especially Vale or Whiteman Edge), do you remember how long it took for Stockland to approve your plans before they could go to council? Any info would be greatly appreciated! First home! 26Feb 18, 2014 2:52 pm Shouldn't take long, our building permit took 4 days! Re: Homebuyers Centre WA - Aveley. First home! 27Feb 18, 2014 3:00 pm I'm not sure how long the particular stages took but we were 10 weeks from final plans to slab. We signed off on our final plans April 23, had a building permit June 10 and slab on July 1. We did have one minor hiccup in that the two contrasting render colours didn't show up on the plans DAH sent so it looked like we hadn't met the Stockland criteria. Once the right plans were sent through it was pretty straight forward. Your selections are looking great. Hopefully you won't be waiting too long to get construction underway! First home! 28Feb 18, 2014 3:24 pm Thanks for the responses There's slabs going down around us, so we know council is moving quick. We had been told Stockland turned them around in less than a week, but they've had ours 3 weeks now and still no approval (or even rejection for that matter). I'm happy to wait if that's the process (lord knows how patient we've all become through the build process!), but clearly others have moved a tad quicker than us. First home! 29Feb 19, 2014 12:37 pm It does tend to happen that way. I've lost count of how many slabs that went down after us have ended up finishing their build before us. Sometimes this whole process seems to be one big lesson in patience. You never know, you may end up overtaking a few of those slabs later down the track! First home! 30Feb 22, 2014 8:38 am Sorry to hear all your problems, it's so frustrating building and you often wonder why you started it in the first place. We are building in Aveley, it's good to follow a fellow aveleyite. Good luck. First home! 31Mar 06, 2014 3:23 pm Definitely great to follow someone else in Aveley dawnyc. At the end of the day, we went with a budget, entry-level builder and you get what you pay for. I'm sure the house will be fine, but the customer service is lacking for sure. We sorted through all the drama and it turns out that HBC didn't have a clue what was happening, the plans had already been approved by Stockland. We spoke to Stockland direct, and then went back to HBC with the correct info. It just seems that nothing happens unless we find out the real information and hound them about it. I'm hoping the actual build process goes smoother. So here we are now, with shire approval (approx. 5 or 6 days if I remember correctly), with site works supposed to happen sometime this week, and slab in the next few weeks (not that HBC can give us a date/day with anything!). Fingers crossed it all starts happening soon. There's at least 3 other lots on our street that are HBC and have shire approval too, so we should all be going together which will be nice Hope you're all well! First home! 32Mar 06, 2014 4:50 pm Glad you're finally getting some progress. Hopefully HBC will make up for the poor administrative phase with a really good build. We were the opposite - we didn't have any problems with the paperwork but a bunch of issues popped up once construction started. I'd rather have the issues during administration! First home! 35Mar 07, 2014 2:18 pm We will all need to join the Saturday park run I think! We went by the block last night and the neighbours builders who had dumped a heap of excess sand and rubbish on our block have cleaned it up, so I'm happy about that! I didn't want to be charged extra site works cost for something that was out of our control. Bring on the weekend. This week I'm well and truly over! haha. I'd like to say it's all very exciting and we're really happy, but it's still been issue after issue during this process and it's really just starting to get on my nerves! We're meeting our site supervisor on-site tomorrow morning to discuss their latest stuff up and how we are going to avoid problems during the rest of the build process. I'll be sure to take some photos tomorrow when I'm there and post up. It's all finally starting to resemble a house, rather than a pile of sand which is good. Hope ya'll are well. I'll make an effort to keep this updated now. How did your meeting with the site manager go? Here to help if you need anything! Adrienne - Homebuyers Centre Re: Homebuyers Centre WA - Aveley. First home! 39Jun 09, 2014 6:57 pm Hi Adrienne, Great to see HBC now have a digital presence (assuming this is a legitimate account). Unfortunately still nothing positive to add about our journey at the moment. We sent an email to our CLO on the weekend as some of our lighting was not in the correct spots (partially due to the roof structure not being 100% correct). Received a call from HBC this afternoon which I thought would be in regards to rectifying - instead was told that our CLO no longer worked for HBC (the second CLO we've had, only 3 months into our build) and if we have any questions, we can just call the main office and we will be put through to "someone". I asked if we were being assigned another CLO, and was told no, they all do the same job so it doesn't matter who we speak to. Except that it does matter, it matters to us and it should matter to HBC. Honestly, not happy. We like having a single point of contact, and we also like being able to put all our issues in writing and send photos, because then no empty promises can be made and no one can deny knowing about an issue down the track. I asked if they had received our email on the old CLO's email account anyway, and was told no, and asked to resend it. We don't regret buying the block of land that we did, or building the specific plan we chose, and we'd do it all again for those two things. But we do wish that it was with anyone other than HBC. Just build my house quickly so we can all move on with our lives and forget it ever happened! I'd love to spend an hour with Dale Alcock and let him know that HBC clearly needs a bigger budget or better HR or more customer service training or whatever the magic ingredient is that separates HBC from the other ABN group brands. So much potential, but they just miss the mark on almost every occasion. Apologies for the rant, I know it seems to be all I ever do. The house is coming along, electrical complete (minus the aboveforementioned issues), plumbing and comms should be complete today. Colourbond should go on sometime this week, with internal rendering to start hopefully next week.
