They had a bit of a tidy-up today..............way cool Have been doing a fair bit of research on the Redink Supplied Chromagen Hot water System . A felow Redinker shared how he paid $700 extra and got a system (Chromagen ) but it had a Tank on the roof(Normal SHWS configuration). The system I get has a tank at ground level and a constant duty "Forced circulation Pump". The roof top tank he paid for allieviates the need for the aforementioned pump. Doing some research the Pumps tend to "die like flies" and require replacing. I'll share why I am going with the pump system with the tank on the ground. I reakon the whole system is what I would call "Standard Duty"..............this is my polite discriptor for not the best Quality. At 300litres its very marginal in terms of capacity for my house. The 6 star energy requirements require the use of a SWHS. The cheapest available to the home builders is Chromagen. So Chromagen it is. The option I have chosen is to take the system with the tanks at ground level. It makes it easier to replace when it stuffs up in 12-36 Months (dare to dream for more). I can simply install Electric (possibly 2 systems) without altering the plumbing. The guy who has paid extra for the roof tank doesnt have that option. He has to buy another SHWS when the Chromagen tank dies......or redo all his hot water plumbing. Also when the Chromagen tank dies ( fairly common) it might just dump a load of water into his roof...50 odd gallons. So I pay nothing extra however I run the risk of replacing "Forced Circulating Pumps" (big deal)and have time to save up for a properly sized system that will last longer than 3 -5 Years...............I'm thinking Electric at this stage as we all have showers in the morning....maybe off peak. Just curious what area of town you are building in? We are looking at "Hancock Heights" (Jacamar/Heaton Roads area). That is a really nice area, nice trees. We drove through the farm estate as well with all the massive houses and all the fake lawn, not as impressed with that - just not 'rural' enough for us and thanks for the PM, definitely gave us something to think about. BTW my sister and her husband have your bricks on their new house and they look fantastic as finished product. They are matched with zincalume roof, no garage door yet Re: Redink: Luxury: Northam WA: More Problems 87Apr 12, 2014 1:39 am Well time passes. Heres some images of REDINKS handi-work on my home. http://i763.photobucket.com/albums/xx277/jameshorsburgh/frontentry_zpsa65c0538.jpg Note the mortar work on the joints above my main entranceway. This is after REDINK have demanded and been paid in full to Plate height in relation to this Brick-work. Its Heartbreaking that this is what we and any guests will be able to see when we look above our $2500 Cedar doors that we excitedly discovered. http://i763.photobucket.com/albums/xx277/jameshorsburgh/frontentry2_zps398df543.jpg Looks better from a distance .....maybe http://i763.photobucket.com/albums/xx277/jameshorsburgh/rooftrusses090414014_zps10338f14.jpg Hmm.....crumbling bricks.....crumbs........... There are other dislodged bricks in the Garage. http://i763.photobucket.com/albums/xx277/jameshorsburgh/IMG_82111_zps4f562e5e.jpg Garage http://i763.photobucket.com/albums/xx277/jameshorsburgh/house260314012_zps1630a77c.jpg Thats at the frt of the house. Many of the gap bricks, arnt, by that I mean they actually dont provide a drain into the cavity as there is mortar in behind them. What are the gaps there for then? http://i763.photobucket.com/albums/xx277/jameshorsburgh/house260314011_zpscb0d4b5b.jpg http://i763.photobucket.com/albums/xx277/jameshorsburgh/house260314016_zps2483138d.jpg My son playing in the dirt, modelling the bricks http://i763.photobucket.com/albums/xx277/jameshorsburgh/rooftrusses090414016_zpscdd60bd0.jpg Hmm wots going on with that half-brick???? Cut at 75deg not 90 Deg, bit rough I reakon. http://i763.photobucket.com/albums/xx277/jameshorsburgh/house260314009_zpsbed5bddb.jpg http://i763.photobucket.com/albums/xx277/jameshorsburgh/house260314010_zps0dee9994.jpg Whats all the white stuff all over my recently cleaned bricks?, REDINK cant(wont) tell me. I was told that the brickie had a baby recently as part explanantion for some of these problems. I'm as happy as anyone to welcome another beaut bub into the world but really whats that got to do with these currently unresolved issues with my home? Realisticly I may have done better than others. A fellow Redinker (In Northam) had a wall in the wrong place and yet another had to wait while the roof was redesigned(Some weeks). It's puzzeling really what Ive witnessed in the last few weeks. There have been 3 bent lintels delivered to site. This has neccesitated additional delays and this is after I had to wait 9 weeks for the brickies. The frt door jam needed to be replaced as well????? I mean how do you manage to deliver bent bits of steel to site? If it hadnt been for the brickies refusing to use them they may have been installed. REDINK: Theres simply no communication. Messages unanswered, emails unanswered. Any issues raised for rectification have been generated by me. They are typically communicated by me to them with no further acknowledgement, verbal or written. A favourite tactic is to ignore issues or requests in emails and simply respond to issues and send replys almost as if they havn't read your emails. They seem to be responding to Emails that they would like to recieve rather than those they are actually recieving. REDINK seem to be really good at the PR hoopla and actual experience of the build is quite different. Theres one guy who came out when the Plumbing was just randomly chucked in(refer earlier saga). He's a manager for REDINK in the construction process. I reakon he spoke about 10 sentances to me. One was to advise me not to post anything on the internet "just stay away from the web" he emplored me. Now maybe I'm silly but when youre delivering a quality product at a great price you would be telling people to "get on the net" "Tell em how good we are". I had my blood pressure checked the other day. Its in the normal range (with medication). This building process with REDINK is so unpleasant I'm looking forward to the end already and i'm likey to get there without having a cardio-vascular event.YAY! Also have you considered instantaneous gas hot water rather than the solar system. Ive had both previously and I know which one I prefer?? Just food for thought. Asha Re: Redink: Luxury: Northam WA: More Problems 89Apr 12, 2014 2:17 am asha Hi Wandin Valley, Just had a quick read over your build, what a shame about your lovely bricks. Asha As part of my deal with REDINK we get the Solar System. Unfortunately its just not a very good Solar system I'm already considering options for when it Dies based on reading reviews about its longivety and quality. Thanks for the input on gas instantaneous but we would have to run it on bottle gas in Northam. As for the lovely bricks well theyre not lovely bricks are they? Everytime I look at them I get angry and dissapointed in Equal measure........................and the problems not the bricks,is it? I wonder if its possible for me to actually just HATE this house by the time REDINK are finished with it. We are so disappointed maybe we just sell this place on Handover and cut our lo$$e$. We have another bigger block on the other side of town. Maybe we just chalk up the REDINK saga as a "learning experience" It’s starting to get a long way away from the Dreams that we both shared for this home & for our family. The frightening part is we aren’t even half-way yet. I'm 46 and my wife and I have both worked very hard for this. Somehow deep in my heart I know that the actual issue here lays embedded with the Management. I know what would happen at my workplace if I refused to answer emails. It's 2014 they could always pick up the phone and talk to me...............couldn't they? ( I buy a $800 laptop and Dell will do that). I’ve been patient and essentially I've been waiting for this to turn around. Unfortunately there is a demonstrated pattern of behaviour here. Also I would put in a Notice of proposed complaint for your house which is available on the Building Commission Wa website Re: Redink: Luxury: Northam WA: More Problems 93Apr 12, 2014 10:37 am I feel so bad for you Wandin Valley. We have friends building with them currently and their experience is very similar, they are nearly at a year in construction. Ps. We have instantaneous on bottled gas, use a bottle every quarter roughly - would be less if hubby didnt fill the huge bath everyday!! Re: Redink: Luxury: Northam WA: More Problems 94Apr 12, 2014 3:56 pm wow what a terrible situation! unfortunately even if no one else notices these issues in future, your eye will probably always be drawn to them. totally reconsidering building with redink myself! Re: Redink: Luxury: Northam WA: More Problems 95Apr 12, 2014 4:04 pm Can they try re cleaning mortar on brick above front door? Seems the brickies have up ever used this style brick before and were out of their depth Re: Redink: Luxury: Northam WA: More Problems 96Apr 12, 2014 4:47 pm LeanneR Can they try re cleaning mortar on brick above front door? Seems the brickies have up ever used this style brick before and were out of their depth These Brickies built a house in these bricks about 8 weeks ago(wifes hairdresser). It was with a different builder though. The Hairdresser loves her bricks. The Brickies wife had a baby during this build, the SS told me that before the "cone of slience" descended around this build. I requested a meeting with the Site Super about the bricks. He came at my request to discuss the issues. Strangely the meeting was myself explaining what worried me about the Bricks and himself writing stuff in his diary and basically saying absolutely nothing. I presume this was avoid saying something inadvertently that might further complicate the issue from their perspective. There was a REDINK manager there who basically didn't talk to me. He did warn about using acid on the bricks because it was likely that it would damage them. This worried me because I'm not sure how I would feel if they tried to clean the bricks up and they ended up looking crappier. I wonder if these guys(REDINK) have a playbook and there just telling me the same stuff someone else got told last week. Its disappointing to be in a process that relies in equal measure on ignoring communication selectively and deliberate obfuscation. I really just want someone(REDINK) to look me in the eye, tell me they're trying as hard as they can to build me a beaut home and that everything's going to be fine. I get the impression they just want me to shut-up ASAP. I work away, I'm not there 66% of the time and I just want a nice home. This is coming from someone whose son kicked over bottle of RED pipe primer on our brand new liquid limestone and we poured straight hydrochloric acrid on it to get as much red off at possible haha (limestone is not damaged at all) Sorry you're not being looked after. You will feel better once you have control over your house (get keys) and can choose your own tradies etc Re: Redink: Luxury: Northam WA: More Problems 98Apr 12, 2014 5:20 pm Thanks LeanneR , I hope youre right on the Brick Cleaning. Its making me feel sick. According to REDINK they have already been cleaned. You Build the quality in, don't try to inspect it out ( I learnt that in manufacturing about 3 decades ago), that's why adequate site supervision is so important. Hey that's an interesting fact of the liquid Limestone: thanks. I had to go over my ss and then kept asking to speck to someone higher to I got a guy who I think was one under scott park . We are now on the same Page . All I wonted was someone to say we won't you to be happy and enjoy your lovely home and I finally got it . He said he will love to meet me out there and meet my children and go through my issues with him . No ss ,no area manager just him . My advice to you don't give up . Don't take no as an answer , it is your home . I know I keep telling you this but I love the outside look of your home sooooo grand looking . Re: Redink: Luxury: Northam WA: More Problems 100Apr 12, 2014 6:42 pm I know it's annoying but keep calling ,even if it's 4 times a day . I do . And I know it's hard I have been on the phone everyday for a week , most of the time crying . I can't help it . I know it's disappointing to go and see your home and see it's not what you imagined it to be . It's so emotional and the build takes over your life . But hang in there you will have a lovely home at the end . When I read that you would sale it at handover at cut your losses .i felt for you . Sometimes I which I had gone for a high end builder. But I didn't and hopefully once we get all our furniture in . It will feel like our very own family home where we will share new beginnings . I know I'm being very optimistic but after my week last week I'm hoping that I will have a smooth run . Maybe wishfull thinking . Always handy to have the facts on hand when relying on agents advice, a lot of times sale agents advice is only good anecdotally, and when you actually dive deeper it's… 33 54104 |
