Browse Forums Building A New House Re: Anyone building in Mulgoa Rise? 41Sep 29, 2013 6:43 pm I seen some posters here mention wooden fencing, I built in glenmore ridge & we all had to have colorbond fencing due to being in a fire zone. Is mulgoa rise estate not classified as a fire zone. Re: Anyone building in Mulgoa Rise? 42Sep 29, 2013 8:04 pm Kjhosko GVgrande96 dream_home93 Hi GVgrande96, welcome. We have three Villina Grande's within a couple of blocks (that we know of). M will love us. Which facade are you going with? I love the layout of the VG and one major plus is it has bigger bedrooms. We can't help that we all have great taste... Lol. Just a quick question...Has anyone on here submitted plans to MR yet? And is anyone on here a North facing block? We're having the contemporary Facade with a few changes so hopefully won't be too common! I was going to go for the jazz facade but wasn't 100% happy with the jazz 2 displayed at kellyville. What facade are u going for Dream_home94? Hi GVgrande, Yes I did meet your hubby the other week. How was your holiday?? We have chosen the contemporary facade too!! What changes have you made?? Have you picked your colours? We are meeting with the draftsmen in Friday to go over the plans and give our external colours so trying to finalise it this weekend. Are you guys getting a pool? The guy from Iguana Pools is giving us a quote and said he is doing a pool for someone in MR building the same house. Hi Kjhosko, were changing to a glass balcony and leaving some of it in brick! Have a few ideas on colours but not 100% decided yet! Yes that is us getting pool quote from Iguana pools we r going to meet with him when we get our draftsman appointment. Sorry Dream_home93 not 94 bit of a typo there! I think our 3 VG's will be building around the same time for sure, I hope it helps them get it built quicker. Re: Anyone building in Mulgoa Rise? 43Oct 01, 2013 5:50 am We meet with the draftsmen on Friday so trying finalise our external colours atm, its a lot harder than I expected especially to have the three desperate materials. We are thinking stone but I'm just not sold on it. We just have to confirm our appt with Iguana on Friday so we can get a quote. There is also a masterton being but behind the sales centre and Jeff told me the owners are really happy with how everything is going. I assume we would have the same supervisor which is promising. I'm hoping everything will go smoothly from here so we can go to council as soon as its registered. Re: Anyone building in Mulgoa Rise? 44Oct 01, 2013 3:01 pm I've seen the one behind Jeff's office with the savoy facade! Anyone we have asked even our solicitor all have said great comments about Masterton so that's hopeful no matter who u go with there's always going to be some kind of hiccup! If u don't know already if u go up Bradley st and turn into glengarry and then 1st left is cooee there is a Masterton being built with the contemporary facade! Good luck with with your facade decision, so hard without seeing it in real life! Hope pool quote comes in good he mentioned he does good pricing so fingers crossed. Re: Anyone building in Mulgoa Rise? 45Oct 01, 2013 5:44 pm Hi GVgrande96... we have been closely watching the M building behind the display village too.. We are going with the Savoy facade. We received our plans and have met with the consultant down at Head Office so everything is happening (yay!) Only a few minor adjustments needed to be made. Kjhosko, do you like the colours they have used at either Oran Park or Gregory Hills for the Villina? I know it may not be the same facade but you might be able to just say you want that colour palette if it makes it easier? Rosewood, some parts of MR are in fire zones but the design guidelines state that our fence should not be colourbond fencing unless timber fencing is not permissible by the NSW Rural Fire Service Guidelines. I don't believe that my site is fire impacted but I'm guessing we won't know for sure until the land has been registered and we get our individual 149 Certificate. Building the Villina Grande Re: Anyone building in Mulgoa Rise? 46Oct 01, 2013 6:17 pm Does anyone know of a good landscaper around here? We need to submit a landscaping plan to go with the house plans to MR. I was given some landscaping cards by M but the people were pretty far away (Bondi was one of them!) Thats interesting that mulgoa rise wanted timber fencing, as our developer stocklands stated all color bond & also stated woodlands grey to blend into the surroundings. The colour was to stop multi coloured fencing. Maybe Mulgoa rise developers have stipulated wood so it will be all the one colour also. The fire zone area seems to be connected to the mulgoa nature reserve & you had to be 100mts away to be clear. I hope your estate opens up soon so bradley street will be fully opened up. Re: Anyone building in Mulgoa Rise? 48Oct 02, 2013 3:47 pm Rosewood, if we are in a firezone and have to have colourbond, we also have to have Woodland Grey. I think it was a sensible move to stop multi-coloured fencing. We sold our house in Blue Hills but saw lots of different colours go up when we were building. We were lucky that all of our neighbours were able to agree on a green fence at the time. Building the Villina Grande Re: Anyone building in Mulgoa Rise? 49Oct 04, 2013 11:46 am We met with the M this morning to give our external colours and go over the plans. I'm still not 100% on the colours for the windows but I can change them. Also got a price on the stack stone. Pricey but I think it may be easier to just get M to do it rather than later on. We are also meeting with Iguana Pools tomorrow. It's all starting to get exciting!!! Hopefully the land will be registered soon so that its done once they are ready to send the surveyors out. Re: Anyone building in Mulgoa Rise? 50Oct 04, 2013 10:19 pm Wow it's all coming along for you both Kjhosko and dream_home93, very exciting. I think the fences are coming down really soon as we noticed there's all lot signs on all the blocks now, can't wait! Re: Anyone building in Mulgoa Rise? 51Oct 05, 2013 5:55 am GVgrande96 Wow it's all coming along for you both Kjhosko and dream_home93, very exciting. I think the fences are coming down really soon as we noticed there's all lot signs on all the blocks now, can't wait! We noticed that the signs had gone up too and thought the same thing. I believe it is all out of Council and with the Land Titles Office at the moment. Kjhosko, I was wondering how you went yesterday. It's nice to have plans in your hands. We are getting the stackstone too. It is pricey but I can tell you that we got quotes for stackstone from two other builders and M is the cheapest (and providing more of the product). We did get told by one builder that we are better off buying it on e-bay and doing it ourselves but I don't know if that would hold up actually moving in? That's why we are getting M to do it. How did you go with choosing your other colours? GVgrande96, hopefully you will be soon! Building the Villina Grande Re: Anyone building in Mulgoa Rise? 52Oct 05, 2013 8:51 am I was up there yesterday afternoon aswell and the gate was open so went and had a look. A guy was putting sold stickers up. I'm hoping to go up today and get a photo with a sold sign! It went really good yesterday, we got a rough time line until slab laid and if everything goes to plan the 3 of us should be in track for early next year!! It's getting so exciting. The one thing that annoyed me was that I couldn't have sliding doors in the main to the ensuite or WIR because of the shower and sliders can put pressure on the tiles and they can crack. We were quoted $6500 for the stack stone fully installed so heading to Dons today to check out the range. I am thinking it is a lot easier to get M to do it and worth paying the extra. But then all these extras start adding up!!! We gave our colours but they said I could have up until next week to change my mind. It's really just the exact shade of render and window colours I want to give a bit of extra thought too. We should have the quote from Iguana Pools this weekend. He is willing to do deals if we get a few together going in at the same time. Re: Anyone building in Mulgoa Rise? 53Oct 05, 2013 10:42 am We should have the quote from Iguana Pools this weekend. He is willing to do deals if we get a few together going in at the same time.[/quote] I just asked hubby if he wants to get a pool as the Iguana guy said he will do deals if they get a few going in at the same time. He just shook his head and laughed! I've got no chance. Re: Anyone building in Mulgoa Rise? 54Oct 05, 2013 2:19 pm We are undecided. It's going to cost a good part of $40k and part of me thinks that could go straight off the mortgage, but then the other side thinks having young kids we will get the use out of it. If only they weren't so expensive..... Re: Anyone building in Mulgoa Rise? 55Oct 06, 2013 1:45 pm We're not 100% whether we'll do the pool yet! We definitely want to get one but as you say Kjhosko it's a lot of money on top of everything else! Thing is I don't want a construction site a year or 2 later when we do decide to do it and I know we will! Big decisions. Re: Anyone building in Mulgoa Rise? 56Oct 16, 2013 10:27 am Hi everyone We have just bought on Binyang Ave, very excited to be building our first home! The preliminary plans have gone to the bank yesterday, does any one know how long bank valuations usually take? Keen to get unconditional approval and start signing contracts! Re: Anyone building in Mulgoa Rise? 57Oct 17, 2013 2:48 pm Wow sounds like things are coming along. We have our appointment for colours on the 12th after we get back. Not sure how that will go down with the boss. Did you get your quote from iguana yet? What was it out of curiosity. Don't really want a concrete pool though. Do they have a date for settlement? Really hoping to get some dates sorted when we are back. Hubby a d I want to drag out the barbie to the lot when we get back. Anyone interested in a lot party early November? How did Steve go on Sunday?? We got the quote back, I will show you when we catch up. I still want to get a few more. I'm not sold on concrete either. No settlement date as yet, but Jeff did say a few weeks back that we would find out around 20th. It's getting close though. Don't know about anyone else but we will have a BBQ with you guys!! Re: Anyone building in Mulgoa Rise? 59Oct 19, 2013 6:29 am Hi Rochelle and Craig, Welcome to the forum! We submitted paperwork to our bank and have been told they are inundated. We've been told it will be about one and a half weeks. I don't know if that helps? Our land settles on this week!! Happy dance... Re: Anyone building in Mulgoa Rise? 60Oct 19, 2013 2:09 pm Hey all. Steve did really well in his race, despite it being one of the toughest he has done. For those who don't know my husband did the world championship triathlon in Kona How exciting that t he land settles this week. in no hurry to get back though. Santa Monica is beautiful and Disneyland is awesome!! Having a ball!! Wish you all the best. Once you signed the contract, they will find millions excuses to charge you.
