Once you have a block you will need to find a house that complies with developer requirements and fits on your block. Go to lots of display homes, see what you like. Once you find some houses you like, get the sales people to take you through and explain what is standard and what is an upgrade. Look at the house price and check what fits your budget and then request tenders from a couple of builders - some builders will charge you for this process. In the tender you should list any allowances you may need to borrow for (eg. Fencing, driveways, blinds, landscaping) and anything you know you need to do to comply with developer requirements. The builders should then send someone out to look at the block and provide you with a quote. Always leave surplus funds available as things do come up. Once you have the prices, weigh up the difference in inclusions etc and then pay a fee to go with the builder of your choice. They then prepare plans and lodge to Council while you choose your colours etc. I hope this helps somewhat? Re: Anyone building in Mulgoa Rise? 566Aug 10, 2014 10:17 pm Hi All. Jeff was really good and I just asked if he could do me a favour and see my application through sooner. Was in and out by mulpha in the same week. We wanted to go CDC but unfortunately have no choice now. Lstr123 we would have been at that stage had we stayed with the same builder. We hanged and are now waiting for our colour appointment next week and then another one before we can submit to Jeff. So frustrated that EBH are taking so long with these appointments. Can't wait to be able to submit to council. I think you will be starting before any others at this rate Wish you all the best.
