It's basically like a big fusebox for the entire area, they look ugly but it's better than having overhead cables. You don't need double brick, but it will have two easement zones around it which means you can't build in those zones. It should be on your land contract what can and can't be done. You can plant trees around it and fence it off, leaving enough space for access. Re: Padmount substation block 3Nov 21, 2014 8:04 am In South Australia one cannot build within 1.2m of a padmount substation unless the wall has a 3 hour fire rating. With typical setbacks of your house from the kerb your house should be more than 1.2m so there should be no fire rating issues. There will be an easement around the padmount (this easement 3m or 4m x 3.5m should be noted on the land title). Your services such as water & sewer should avoid going through this easement. Probably should bring it up with the site supervisor at some stage. Should probably add my block is 24m wide so I have angled my home away from the pad mount. I think we are least 6m away from it to the nearest point of the house. Yes it had a house on it. But Melbourne water only wanted something the original size of the existing house.
