Browse Forums Building A New House 1 Aug 14, 2013 8:41 pm Hi all. Newbie here. Looking at knocking down and rebuilding on a 820sqm triangular block with a very wide (50m) frontage. Nothing really fits on it (from Henley's, Metricon etc etc) so we probably need a custom build. We have a very tight budget (300k). Hoping to be able to put on a 4bdrm plus study and rumpus room. Am I dreaming by thinking that this is achievable? Has anybody recently done something like this and if so, who did you use and would you recommend them? That's for a 4 bedroom+ rumpus + study (29sq living) and 4 sq garage Special roof, icf concrete walls, hydronic panels and double glazing I need to mention that that price was given based on an initial drawing that I made in architecture software. They will require a small 3-6k for their drawers to make decent plans so that they can estimate it better. I guess the price will bump up afterwards but overall I think 300k should be reachable. In my opinion structure is more important than finish so that's where I will compromise if required (eg cheaper door handles, kitchen panels, appliances, etc...) Many things like flooring, window coverings, driveway, fences, landscaping, letter box, clothesline and pathways are NOT included in the build. Plus there's the cost of demolishing...usually over $10K. Are you currently living in the house on the block? Then there's rental costs for a year while you build, not to mention maybe storage costs for some of your belongings. Henley - Wilshire Mk 3 ... I love my house!! Including post-handover vinyl floors, heating & cooling and the demolition cost, we're looking at around $312K. That's for 26 squares: 3br, study/4th bedroom, separate lounge and lots of storage. As mentioned, we then have to add on the cost of renting elsewhere during the demo and build plus "extras" like driveway, letterbox, security screen doors, etc. We can save a tiny bit by recycling some of our current window coverings, pavers, etc, but it depends on what you can salvage - our TV antenna, for example, is only a few year old so we'll keep that but our clothesline is 40 years old and not worth saving. The fittings you choose will have an impact on the bang you get for your buck. We were happy with standard internal doors and door handles, for example, as we can always upgrade them down the track ourselves if we want. On the other hand, we've added and upgraded things that either we want straight away or can't really be changed without a major renovation, eg, Caesarstone benches in the kitchen, midrange cooking appliances, niches in the showers, etc. ~ Anne I used to be indecisive but now I'm not quite sure.
