I received the detailed quote today for my double storey home and was surprised to find the rear balcony off the main bedroom on the first floor is costed at $14.8K. The balcony is above a 3.5m wide Alfresco. The Alfresco is much cheaper at around $10K. The builder did mention having the Alfresco complicated the Balcony. From the standard design I deleted the front balcony yet this only saved $2.5K Does this sound right? Also - any suggestions on who to get to review my plan and quote to offer an independent perspective? thanks Weez Re: 1.8m wide Balcony cost $15K? 2May 03, 2008 11:09 pm Your post is confusing. Did you get a set of plans drawn up then gone to a custom builder or did a custom builder draw the plans for you? Or are they the generic plans by a project builder?

Steel beams, double brick balcony walls, waterproofing etc - all make it expensive - especially as it is over a living area. Also - re: deleting items already on the plan - you never get back the full amount - builder just deletes some basic costs but not the profit margin. 15K for a balcony is not unreasonable. We were quoted a similar price for a rear balcony and when we reduced the size of the front balcony we were given a 1.5K credit for 4 sqm. Nowhere near what it would cost us to add to the house. Our rear balcony looks onto our backyard, bushland at the rear & golf course which runs all along the side of our property - so shouldn't be any problems with council approval. We'll work out the screening part later. This is on my husbands wish list - not really mine.
