We bought a block from release 3 which became registered in early June. We had to have a bushfire report done before council submition and then we had to make some changes to our home to make it comply with bushfire regulations, this added another $5400 to our final price which is a bit annoying seeing as the whole area will be cleared of trees in the next few years. The plans were just sent to council yesterday so we are very excited about that.
We drove past the other day and was surprised to see a few houses starting to be erected from the earlier releases, ours is going to be a single story on a big block. We found the house we loved and then bought the land for it to fit. I hope others who are building at Talana join in the discussion as well. We've bought the block in release 4 just opposite the creek. Not sure if there will be any flooding issues. Not sure when these will be registered. Prefer late registration though. It is annoying that this is classifed as 'bush fire zone'. At least we know how much extra it will cost. Whole suburb will be clear of trees soon. Re: Talana Estate - Edmonson Park 4Aug 05, 2011 3:54 pm Hi Rajanikanth, If your block is more than 100 meters from the trees then I don't think it will be an issue. Just a bit of advice, the soil classification for our block and from what I hear from a few other people in Talana the classification is "H" class, if you are looking for a builder make sure to ask how much it extra it will cost with this classification, we got lucky because our builder only charged an extra 3K for the thicker slab but from what I've heard other project builders are slugging people an extra 10K+. The good thing is that we have recycled water which saves us also on having to get a water tank. One is Talana Rise, the other is Village square and a bit further up is the golf course estate. Have purchased at Village Square but the land is scheduled for registration later this month or early September. According to the latest update we received the land is selling fast. http://www.villagesquare.net.au Gold Course Estate was intially a consideration but high-voltage powerline running through the estate is a concern because there are conflicting information on the effects of radiation from UHV cables on humans. |
