Didn't have the time to share updates in this forum as I've been preoccupied with other personal stuff but have lurked in here once in a while. Anyway, we are in the home stretch scheduled to do PCI this week. However, we have hit a snag with our build due to retaining issues. Fencing contractor who went to inspect and measure the site said that there is a 300mm difference between the height of our neighbour's floor level and ours which require a retaining wall on the left side of the house before fence can be installed. We shared this feedback to our builder (Aussie Living) who said it's not their problem as they followed the site plan. I actually thought the blocks of land in our site is sloping down as I can see that from the retaining wall at the back. I didn't think it would be a concern. I went and checked my neighbour and the house next to them and theirs was just this big pile of sand/soil in between the two blocks where the fencing sits. There is definitely no retaining wall on the side. Where do we go from here? Do we contact a building inspector to check this for us or do we start organising the retaining wall ourselves? I certainly don't want to move in without a fence especially that our side of the estate is still a construction site! Help please! Re: Building our first home in Pearsall, WA - Retaining issu 47Feb 25, 2014 8:54 pm hey Jericho, I believe the best person to contact would be 4land as they are the ones how constructed and developed the land, not ALH, they will need to come out and asses, you might find that either of the 2 houses beside you may have not been built to plan, if ALH are saying they have built to the plan, they are basically saying they would have considered retaining walls into your earthwork costs if they were needed. if you do need to cost the retaining wall I would suggest contacting the house on the left to split the cost as it is a shared wall 4land can also organise details for you to contact your neighbours or they contact you, obviously they need to get permission from the home owners for you to obtain their details. arrow point inspections are who we used, it was $530 for the pre-handover inspection but I do also believe you needed to have completed independent building inspector form from ALH. building thread: viewtopic.php?f=31&t=65845 Re: Building our first home in Pearsall, WA - Retaining issu 48Feb 25, 2014 8:57 pm Thanks KGJ. Retaining is usually the responsibility of the person who changed the lay of the land. Are you higher or lower then the neighbour? But if the blocks were level to begin with it may be something the neighbour did. Our block needed retaining and so Aussie included it in the original costing. Doing it yourself will probably be substantially less then going through Aussie, but a pain! I think 4land needs to come in to assess as KGJ said as I didn't think we should pay for a mistake we didn't make. I am so over issues with our build. I just want to move in. So much stress associated with this build. I am more stressed than excited. It all comes down to the buyers I was told. I guess I just have to sort this issue and move on so I can be more excited than frustrated. We also didn't have the garage and the flyscreen as of yet. That means we would have to be very thorough with our final inspection. We have not been given handover date but SS said they need 5 to 10 days to rectify. We need repainting too so I hope it does not hold things up. I went ahead and booked our trades on the third week as SS said we will definitely be in by then. So I am going to take his word for it. Sigh. its done, all the rubbish was on the neighbours land, but we want that fence up as they are soon to start bricking. we found a massive snake skin in the pile, we think it is long gone as the road construction would have moved it along with all the vibration. we didn't realise just how much rubbish was there, we just moved it so they can finish the fence. that's a lot more costly than I would have expected, hopefully your neighbours are happy you split the cost with you as that is the fair thing as it benefits both of you. were not too hopeful to get keys this week as it appears no one has been to site, I think the ss might gave visited on Friday as our builder report is on the kitchen bench, the painter has been a no show for the last 4 days, and I would gather not much would be done over the weekend being a long weekend. building thread: viewtopic.php?f=31&t=65845 Re: Building our first home in Pearsall, WA - Retaining issu 60Mar 01, 2014 1:58 am Sounds like a different SS to me!!
