We signed on with our builder way back when thinking we would be pouring our slab in December last year. Since then we have had a price increase, had to have our land loan redone and pay for a second deposit bond. These delays should be criminal, the real estate agent is being positive re land values going up just hope that the bank takes this into account. Many people in the area are having the same problems re land registration delays and the fees associated. Search the forum for Spring Farm stage 33 (?). They are well behind. My land registration was 6 months late. Very lucky It took me so long to sign on with a builder as I will just scrape in before any price rises. I agree though, it should be criminal. The little guy cops all the fallout while the developer delays to save themselves money. It's a joke. Near impossible to get anything in writing about timelines, our real estate has advised via phone message 2+ months. Driving me mad! Houses are flying in Camden heights. Our slab is to be poured tomorrow or the day after. Expecting a massive quote for retaining walls by Friday and hopefully that is the last of costs to come up for the build. Speaking with the slab supervisor, all his paperwork said elderslie. He also said if everyone in the estate signed a petition and sent to council about the estate name that that would be the way to proceed and that any paperwork from the developer stating elderslie would support the cause. Unfortunately they have taken down the estate website.. Hopefully someone more tech savvy that me may be able to cache an old copy because I am sure it said elderslie. MissMel – my boyfriend and I have also bought in the Merino release (one of the Hilder Street blocks) – like you, we paid our deposit last year, excitedly thinking we’d be slabbed in December, built by the end of this year in time to have 2014 family Christmas in our new place… how wrong we were. I’m really hoping that things start to pick up with the development – considering civils have been finished for months and the land is growing knee length weeds… the speed and efficiency of the AV Jennings development has really been salt in the wound. We’re living with my parents until the house is built (which is lovely and kind of them, but a difficult step in terms of the independence we’re used to!!) – understandably, our patience has worn completely thin with the whole process as it doesn’t feel like we’re any closer to moving out. Hopefully one day we’ll look back and laugh huh? I guess on a positive note we’ll save a lot more money due to the delay, making the build a lot more manageable. Like you, we’ve been hit with builder price rises and we just had to reapply for our finance on Wednesday. I knew it would be stressful but I think I underestimated how much! Who are you building with? The most recent update I received about the land was that there was a 6 week delay in issuing the Section 73 certificate. The current expected rego date is the end of May. It’s so hard to take these updates seriously given how often we’ve been told one thing, only for it to blow out weeks and months! We’re getting married in May next year and are so keeping our fingers crossed that we are in the house by then. Robbie55 – have you slabbed yet? You must be getting awfully close. Just bought a unit in Studley Park Estate in what I think is Camden Heights (corner of Lodges Rd and Vicary Ave). Through the whole process it was marketed to me as Elderslie, however, after looking at the Council's suburb boundary maps on their website I have discovered the block of land the units will be built on is actually the last block of land on the Narellan side of the Narellan/Elderslie border...pretty annoyed to say the least!!! Obviously Narellan and Elderslie have two different postcodes which ultimately effects things such as insurance and property value. So I called Council today and spoke to a VERY helpful lady. She said the developers of the land were made fully aware that this land fell into Narellan and that if they wanted it to be a part of Elderslie that a formal application to amend a suburb boundary should be put into Council before they proceeded with the residential development. The developers of course did not do this. The lady told me Council have received a large volume of phone calls after owners have received their letters after land has been registered saying that the suburb is Narellan. She told me that if all the residents got together and submitted one application to amend the suburb boundary it would make a pretty strong case. She said Council would simply alter it to cover from my block of land and up to end next to the retirement village. I asked if it would be an easy process and she said it would be very simple as it all fell under the same LGA and didn't cross into another. What does everybody think? I know Elderslie doesn't have the same ring to it as Camden Heights or Studley Park Estate but it sure beats Narellan! I have sent a letter to Camden Council today just to scope out the situation and to see if they do intend to amend the boundary under the Elderslie Master Plan found in the Development Control Plan. Hopefully they can shed more light on if it is something they plan on doing or if it is something we have to fight for. Let me know if anybody would like a copy of the letter.
