Browse Forums Building A New House Re: Anyone building in Elderslie, Camden Heights or Australa 83May 26, 2014 5:52 pm I agree...it would have made more sense and be less hassle for the developers to do it prior to subdivision, but I guess it was an extra process they just weren't willing to wait for (typical!). What makes me angry is they KNEW it wasn't Elderslie yet marketed it as such! Hopefully Angie's discussion with the developer goes well and they will send out the generic letter I prepare on my behalf to all who purchased in the estate. If not, then I guess it will have to wait until all homes are completed and a door knock is done. Luckily it isn't a huge estate! I still wonder if there are grounds for legal action against the developer. The fact that council have told you that the developer has enquired about amending the suburb boarders and then not going ahead with it and continuing to market it as elderslie is clearly false advertising. As someone who was 50/50 between purchasing in Camden heights or vantage point, this piece of information could have been all the difference. Re: Anyone building in Elderslie, Camden Heights or Australa 85Jun 14, 2014 10:14 pm Looking at the DP it says that multi dwelling housing is not permitted. Driving round the estate I can see a big 4 car garage next to what seems to be a slab for duplexes or units? Has anyone else noticed this or know whether this is allowed? Good to see some houses being finished off. My bricks have started last week so hopefully this rain holds off. Yep, there are 9 units (I think) going where those garages are and across the road (cnr Lodges and Vicary) there are 16 going in as that is where I bought. But they look like townhouses, not multi like a unit block. I think there is something similar in Camden Acres. There was meant to be a third stage next door to where I am but council have knocked that back permanently. This is them http://rwmg.com.au/nsw/elderslie/987709/ Re: Anyone building in Elderslie, Camden Heights or Australa 87Jun 21, 2014 4:47 pm sls17 Jamie88 Looking at the DP it says that multi dwelling housing is not permitted. On mine DP 1175235 It shows the area where the Townhouses are going as a separate DP 1171536 This would be set aside for residue lots for those dwellings. Medium density Re: Anyone building in Elderslie, Camden Heights or Australa 89Jun 22, 2014 6:46 pm My mistake. Totally read it wrong. As for lot 52 I found the following; 1.4Use of Drainage Reserve 1.4.1 Under special circumstances, the developer/owner may be allowed the use of the Drainage Reserve subject to the following conditions:- (a) the developer/owner shall allow the Board or the Board's agent access to carry out drainage works within the Drainage Reserve as and when necessary. (b)the developer/owner shall not construct any structures or facilities on, over or under the Drainage Reserve. (c)the developer/owner shall be responsible for the physical maintenance of the land within the Drainage Reserve. (d)the developer/owner shall be responsible for the structural maintenance of the storm water drainage system within the Drainage Reserve. (e)the developer/owner shall be responsible for public safety within the Drainage Reserve. (f) the developer/owner shall at all times indemnify and keep indemnified the Government fully and completely against all liabilities of whatsoever nature and description which may be incurred or suffered by the Government in connection with or arising out of the use of the Drainage Reserve by the developer/owner and against all actions, proceedings, claims, costs and expenses therefrom. (g)Any additional conditions deemed necessary by the Board. - See more at: http://www.pub.gov.sg/general/code/Page ... .aspx#d1_4 I'm guessing the owner is now the council and that land remains as is? Re: Anyone building in Elderslie, Camden Heights or Australa 90Aug 13, 2014 9:13 am Any word on the change of Elderslie boundary? Also I see the gates of the Merino estate are now open. Have these blocks registered yet? The AV ones are nearly done and already listed for sale, there is also another builder working on the blocks behind. http://camdenbuild.blogspot.com.au/ by invite only please pm me Re: Anyone building in Elderslie, Camden Heights or Australa 91Aug 18, 2014 5:22 pm robbie55 Any word on the change of Elderslie boundary? I'm wondering when the access to the bypass will be open.. its been blocked off for months now waiting for it to open up! Looking forward to moving into the house shouldn't be long now! Re: Anyone building in Elderslie, Camden Heights or Australa 92Aug 18, 2014 5:26 pm Merino is the one on Hilder street between the doctors surgery and lodges road. Looks like all the road markings and lights are ready on the bypass so it can't be long. What street does it exit to there? http://camdenbuild.blogspot.com.au/ by invite only please pm me Re: Anyone building in Elderslie, Camden Heights or Australa 94Aug 19, 2014 12:01 pm The road is now open and lights operating. http://camdenbuild.blogspot.com.au/ by invite only please pm me Re: Anyone building in Elderslie, Camden Heights or Australa 95Aug 27, 2014 1:12 pm Hi all new here. My partner and I bought a hoise in Vantage Point with Everyday homes. Just wondering if anybody has any idea how land registration works? I tried the website in this thread and it don't really understand as it says it is registered but I know it's not. They say mid September and I am so desperate for it to happen. The lots on clissold street now even have the trees planted out front. Is this a good sign? Also is the area a good area? It was either here or oran park and we decided for here as the land we were looking at in Oran park wasn't due to register before April next year. Thanks in advance! Re: Anyone building in Elderslie, Camden Heights or Australa 96Aug 27, 2014 2:49 pm Are you sure they mean registration and not settlement? Have any lots beside yours started any construction? http://camdenbuild.blogspot.com.au/ by invite only please pm me Re: Anyone building in Elderslie, Camden Heights or Australa 97Aug 27, 2014 4:27 pm Yeah I'm pretty sure. The builder is telling me Its due for registration mid September but on the lpi website it says registrered-folios created. There are no homes being built yet but I did notice today when I did a drive by that they now seem to have what I think is the water metre out front as well. It can't be long now can it? Re: Anyone building in Elderslie, Camden Heights or Australa 98Aug 27, 2014 5:06 pm I'd be printing out the LPI info indicating that the folios are created and handing it to your solicitor/conveyancer, particularly if you are coming to the end of say your tender period and they are holding out so they can charge you more. In saying that though you start paying interest on your loan once its settled - have you gone as far as you can with your builder before registration? If not you may as well hold this information under your hat and finish all that stuff off first. http://camdenbuild.blogspot.com.au/ by invite only please pm me Re: Anyone building in Elderslie, Camden Heights or Australa 99Aug 28, 2014 1:11 pm Ah ok, but how do I know if council has approved It yet? Although on the lpi website it says registrered, doesn't it also have to go through council? Checking Camden council website their is nothing yet that says if it would be and their last update for things was in May. And yeah we have all we can do with builder before registration. Nothing left just waiting. I really am just trying to wrap my head around the whole process haha. Is council before or after LPI. I just want to build haha. Re: Anyone building in Elderslie, Camden Heights or Australa 100Aug 28, 2014 2:21 pm Council would have already approved the subdivision before any work (like a road) is created, so you will probably find it was approved over a year ago. The information will find its way from LPI back to council but really only so they can give it a proper address, your lot number won't necessarily be your street number. This process won't turn up on the Council's website. Maybe just check the LPI website again and see when folios were created. To give you an idea, it was about 5 weeks from when our folios were created till the date that we actually settled on the land. So if its only recently been created this might explain the mid sept timeframe they are giving you. http://camdenbuild.blogspot.com.au/ by invite only please pm me Building Standards; Getting It Right!
