The painting job was pretty average but other than that we are pretty happy. We repainted the lounge, dining, media and main bedroom before we moved in and changed the colour. They have such a small range of colours that we knew it was going to be a bit of a gamble. All the other stuff is going on now, garage, electrical, retaining wall, fence, turf etc. One bit of advice is if you need a retaining wall built check your council's requirement well before it needs to be done because not one person we got to quote and discuss what we should do said anything about a DA for it. The council have said it can take a few months for approval, someone has to draw up plans so add another 2 - 3 weeks and then an engineer so however long that takes. With 2 dogs that need a yard we need it done sooner. Fun and games at the moment ut are very thankful to be in ahead of the contract time. Is there a minimum size that you can do yourself before the retaining wall has to be lodged with council or no matter what the size you need to do it? In our area anything over 600 needs council approval. We thought it was 900. You can come a metre off the boundary and go higher than 600 (I think) It all is getting so confusing, even the guys doing our job were a bit confused. How long was your build? I think we're still on target to be in before our baby is due in August. Our DA didn't have any retaining walls on it even though it's clear to anyone that looks at it that our cut on one side would require something. Fortunately it's small enough that we're just using pine sleepers under the timber fence which under the Dividing Fences Act in NSW is considered a support for the fence and not strictly a retaining wall. It also means the neighbour shares half of it unlike a retaining wall. We are slowly moving along and it shouldn't be long now, The budget being tight we are making no changes, We are doing a knock down & rebuilding with the Harmony Entertainer, We were able to do the knock-down of our old & loved little cottage our selves, it was only one bedroom with with no asbestos, So with sleeves rolled up & help from the farm tractor the cottage was demolished in 2 days the next 2 days all recycled timber was neatly stacked, Roofing iron, and the timber windows & almost new hot water system, etc. were all collected by passes by, Chimney bricks & all concrete were crushed & used in the driveway, The build site now clean. Been far too long that's for sure. Got a letter today with invoices of provisional items. Piering came out to 47.7LM so I have to pay extra on that, no issues there. Got a credit for the stormwater connection so I'm happy with that. But what on earth is this $687 charge for "metal/gravel - internal and external drainage"? I can't see that mentioned anywhere in my contract or any quotes. I wonder if I should ask them for a credit on half of the temporary fence that they aren't using due to expanding the fence out to include the neighbour. Metal/gravel (if any) will be charged at invoice cost plus the builder's margin applied to that cost. How on earth can there be no allowance for gravel for drainage pipes? On what planet are stormwater pipes not back filled with gravel and this cost not foreseen. Do I have to pay for the brickies sand as well? This is ridiculous. Also make sure you ask them when is drain pipes being connected. They didnt bother to ask us if we need any drainage connections outside. They are not included as well. Its a pain to get it done after handover if you have rain water tank. Most of the down pipes cant be used to connect then. I got it around 2 weeks before. But they keep on insisting that taken tiling finish on time or carpet. Before that they gave me tentative date and it was pretty close. Why dont u organise quotes for driveway now. Most of the times side fence is open and driveway people can gwt in and take size etc. Same for landscaping. Well I called site supervisor today and told me dates he had booked for carpet and the day after they had to do the silicone for bathrooms or something and we can do hand over the next day which will be the 13th May Ask for references and speak to them.
