It's to avoid your driveway being too steep. And ours is steep enough as is!! Benefit is you get higher garage ceilings which is great for storage or a mezzanine level! You can call me Chris! Rajy13 if your garage is only 4.5m wide you can only have a single garage door. The double garage door is 4.8m wide. I'd also find out what materials they are using above the garage door. Is it brick? The last house we owned did not have brick above it was over 15 years old & we constantly had problems with the garage door not opening & closing properly. It didn't even have a steel beam across. Not very happy with how unorganised allworth have been. We rang council yesterday to find out whats happening with our da. They said that the rear wall needs to be articulated or have a awning to break up the wall. We rang our customer service officer but have not heard back. We also rang her 2 weeks ago for another matter but have not had a return call. So we rang the sales office but Jim will not be in until Thursday. So sick of the waiting. Surely they would know councils regulations. I have 11m wide zero lot and i am building Sonata 12 (9.88m) wide. This means on one side I can go upto zero but allworth is leaving 1m on both sides for setback and cutting the house by 400mm throughout the house to fit on the block. Moreover I am not able to extend Media/Bed to the zero lot as these are habitable rooms and windows are compulsary. So I am really not utilizing my zero lot provision. Any one in same situation before ? Anyone aware of any room other than Kitchen/Laundry that does not require a window ? If you have fall in your lot on sides, you will need space to make retaining walls and to secure it you might need more than .9m setback from sides. I am not sure but .9 m setback on sides is compulsary. Secondly if your lot has a fall, builder might have to cut and fill. Cutting from one end will make the neighbour lot open which you will need to secure using retaining wall. For windows, I think that is a necessasity, but confirm it by calling your council. But if it is more than half metre of cut and fill, you might need a bit more. Or Step down your Garage. Allworth are very rigid with their building as they operate on volume. We tried & compare allworth clarendon beechwood & each has it's own set of standards & some are more flexible than others. Maybe that's what you need to do.
