Browse Forums Building A New House 1 Jul 31, 2013 10:11 am I've read on here a bit that some people have asked the tradies to do extra for them.... e.g.: Tiling, rendering etc. How does this work? Do you just approach them when they are there, after seeing their work standard? And do they do it whilst working for the builder, or do they come back after handover? I'm obviously new to all this! Also, do we choose tiles etc before pre start? I'm a bit confused about the process as far as choosing all my inside stuff. Any tips or advise - please! No drama to it, he just handed me his card and said he'd be happy to. Completed a knock down and rebuild in northern Melbourne. Handover completed 27/09/2013 and now moved in. They will only be able to do the work after handover as the builder won't want them to be undercutting the builder for the work. You choose the tiles and a lot of other stuff at Pre- Start (see http://www.anewhouse.com.au/2012/02/01/ ... e-deposit/) but the more research you do before the Pre start meeting the simpler it will be. This constitutes” interference with the builders works.” Firstly - ask your builder what the best way to go about “extras” is, Secondly – stick to “the system”. You don’t want to upset the builder, or operate outside of their system. Some builders will be more than happy for you to engage their trades after hand over. Main thing to remember – don’t upset the builder & do things different to what has already been agreed to in the building contract! Hope that helps. Sorry but this is incorrect. Talking to a tradie and negotiating work after handover is in no way interference with the builders works. Requesting however that they do work during the build that does not form part of the building contract without agreement from the builder does. Lets be clear - the builder does not have any say in who you may want to engage post handover and there is no reason for you not to talk to tradies working on your project as long as you don't interfere with building works. I just negotiated with the builder to get them to allow someone I appoint to come in. The builders condition is just that they have relevant insurances / licenses and work to the builder's timelines. Our builder is very firm on not allowing any other tradies on site during the build - which I can understand. (Other than our one selected one, whom they will "employ" - our sparkie.") I think I will get some recommendations from the tile shop when I order the tiles, and wait and see what sort of job the builders does on the bathrooms etc, and then decide whether to approach them or just go with the tile shop recommendations. Unless anyone else has tips? (Or a good tiler in Perth NOR? ) Darcy. They are very strict regarding those allowed on site and he had to fill out numerous forms then do his wiring before the electricians came on site (I suppose so he couldn’t interfere with any of their work). We forgot about organizing the tiling of our landing outside the laundry and the SS gave us the tilers number and he came back later and did it. I haven’t seen many tiling disasters on this forum so you should be OK to get your tiler back after handover. Our builder won't do it, and said we will need to get it done ourselves. Now, we found someone to do it, they turned back to say that they are not permit any external contractors on site until after hand over. Everyone knows double storey house is hard to wiring in the wall again after plaster. Our contract clearly states no separate work is to be carried out during construction. But as others have said, you can always ask them to quote you to do some work after handover.
