Browse Forums Building A New House 1 Jul 30, 2013 4:34 pm Hi, Do builders normally build in weep holes on the wall that forms the zero lot garage wall with the neighbour? We have recently built with the zero lot garage. The entire garage has plasterboard inside and insulation EXCEPT for the wall against the neighbour. I have found weep holes at the FRONT of the house (facing the street) but unfortunately didn't take any photos or noticed any weep holes during the built for the zero lot wall. In addition to this my neighbour (who never requested and should have...but that's another thread) commenced to render the wall without approval - he claims he didn't see any weep holes nor concreted over any. My question is this - do you normally have weep holes for that said wall (zero lot wall against neighbour's boundary)? I'm a worried about that if there isn't any weep holes or if blocked up that it might attract mould and worse case termites. To be clear here is the wall structure: - About 6m in length. - Brick veneer - Timber frame - No insulation between - Plasterboard - I can see damp course line. My friend who is a project manager reckons there shouldn't be a concern as: - There is no insulation to trap moisture. - The roof cavity would provide sufficient ventilation - Any moisture would escape through any blocked weep holes (if there were any) as the concrete render was really thin like 3mm. However, I can't seem convinced how any moisture can escape??? Furthermore I have read online that majority of builders do not have weep holes for zero lot garages??? Thanks. Regards, Judder. Re: Zero Lot Garage Wall Weep Holes 2Jul 30, 2013 6:13 pm Not sure where you are. We are in vic an built 5 years ago with a zero offset and we do not have weep holes in that garage wall. Re: Zero Lot Garage Wall Weep Holes 3Jul 31, 2013 10:57 am We're also in Vic and finished our build in September last year with garage on the boundary and we have weep holes. Our neighbour on the other side of us built with a different builder also has weep holes on his garage wall. it depends on the natural ground level, if they excavated their boundary wall needed to be built as a retaining wall. If you filled, which sounds like the case then you… 1 7084 I know foam has been around since the 90's and CSR started manufacturing Hebel in 1989, so it's definitely possible 5 5447 You are correct. Just read through all the ncc rules and 75mm is the minimum requirement for me. 4 11179 |
