Browse Forums Building A New House 1 Mar 02, 2015 9:53 pm Hi all The builder said they would add double glazing windows to our new double storey house, in order to full fill the 6 stars energy rating, and told us to pay about $680 to them. I am just wondering whether is the responsibility of us to get the 6 stars ... We chose our floor plans from their original plans and change nothing , so is that means their original plans doesn't qualify 6 stars? And What makes me even more unhappy is the builder never tell me about that situation, I always believed that all houses all plans would get 6 stars... Re: Who should pay for 6 stars energy rating? 2Mar 02, 2015 10:44 pm By the way, $680 for two north facing windows . Re: Who should pay for 6 stars energy rating? 3Mar 03, 2015 9:28 pm Hello, I am no expert but understand the rating is an individual assessment, using a pre-qualified design (and spec) will help - however orientation of your house is a significant factor & may change your rating. It also depends where you live, ie, in WA it is best to avoid large windows facing west. We paid more than $680 to qualify. Cheers Re: Who should pay for 6 stars energy rating? 4Mar 04, 2015 6:18 pm It's irrelevant who 'should' pay. You will pay, one way or another. Your house, you pay for it to meet necessary requirements. They can't design every plan to meet every criteria on every block. The fact it doesn't meet the 6 star rating now screams that you probably have poor orientation for the plan on your block or similar. I'd use it as a catalyst to fix it now, it'll be cheaper in the long run. Who should pay for 6 stars energy rating? 5Mar 05, 2015 12:05 am The rating is an individual assessment and depends on various things like your orientation, wind zone, climate zone etc plus more factors. I don't understand the worry to be honest. If you can't get six stars I agree with the above that perhaps your house isn't orientated properly for the north being to your living areas. Maybe if you can, look at changing your orientation now. Regardless $680 to upgrade to double glazing i think is s bargain! And yes it's you who pays one way or another!
