Then by chance we come across Simonds and "BAM" the Sierra was the right house, absolutely everything we wanted plus more. The Palisade looks really nice, very similar to the Sierra with more space up the back of the house, Congrats guys cant wait to see the building start. SA Simonds Sierra Its funny that we had the same issue, every house we looked at just didn't feel right, they where nice but no 10 out of 10. Just this little niggling "this is nice, but it isn't exactly right" feeling... Pesky and drives you to distraction when you just want to find your home!!! The Sierra is gorgeous, and we must've had the same reaction as you guys because we just threw our custom plan out the window & went, nup this is it!!! Hahaha fickle much? Lol The only thing we wanted to do was close off the back family area for a Home Theatre, and when we went back in and spoke to Haydn, he had the Palisade solution for us. So very similar, as you said it just moves space around... But it's the same thing pretty much. We are doing the fusion option on the rear of the house and adding a bit more room for the linen cupboard, making a better layout in the bathroom & laundry. Just need to work out a good pergola & deck plan for outside the dining/living area now... Are you guys doing anything in particular there? We unfortunately won't start till at least mid next year due to our land not even settling til the end of May So you'll be long moved in by then!!! Our encumbrances won't let us build on the boundary. Minimum of 1m each side, we have a 16m wide x 35m deep block, and the house is only 11.5 wide, so that side with the entertaining area will have approx. 5 meters of available space to the side fence line... Going to have to put a nice deck in there I think! Our garden is on the side. We are having the slab and roof continued over the alfresco. This facilitates the seamless look as both sliding doors and bifolds are rebated. Our movie room/rumpus has sliding doors going out over the alfresco too. I figured that when we have parties guests have the kitchen/diner, rumpus and alfresco to mingle. We will tile the area to contrast from the floor boards inside and also because we have timber windows and prefer not to have decking to maintain as well. I hope one day to put a lap pool along that side too. Also we closed off the wall to the rear garden in the rumpus to make the room feel more intimate. Our TV will go on the rear wall as well as hopefully a wood fire one day. I also plan to install skylights in the alfresco to maximise northern light. I did not think till after that a solid roof would stop the sun getting to the kitchen/diner, duh!!! The verandah over the rumpus is only 1.5m deep so all good there. Anyway not sure if that helps but perhaps some food for thought. My other idea was that we have a decent back garden so that will be the kids space. The trampoline and cubby will go out there. That saves the side garden to be an adult entertaining space. Are you guys doing anything in particular there? Yea we are looking into setting it up like the display home, ours is built on the boundary so our alfresco is completely enclosed. Looking at decking the floor, its already going to be concreted with drains in that so the decking will sit on top, then above the sliding door but under the very top windows we want to get a pergola built that lets light in and keeps the weather out. We want a nice light filtering roof between those top windows and the stacker doors too, no use blocking that lovely natural light! Outdoor kitchen sounds lovely! We've always had the plan of running the gas point to the alfresco area, makes that side space so much more versatile. We'd like to try and make it as an indoor/outdoor room extending off the living & dining, so the deck coming straight off will hopefully tie it all in nicely. Have you seen the Vergola (not sure if i spelled it right ) I saw it at a home show a few weeks ago and it seems to be a good alternative so that you can get full light when you want it. My Dad has a vergola on the side of his hoilday house, works great. He got his years ago and it's still going strong. He paid a small fortune for it, but it is a great feature for the place.
