we signed up to build our house last week and paid the 1st installment for the slab - but i have just taken a call saying that they need a slight redraw on the plans due to steel beams needing to be moved because of sliding doors etc. Is this standard?!?! For stuff like that, should I be expected to pay any extra charges if they come up with them (nothing has been said of that yet)? Also, anyone know of any other good independent inspectors in the Melbourne area? I have called and emailed the highly recommended chap (think his name is Andy but cant remember off the top of my head now) but he hasnt returned any of my 10 calls / emails so is obviously busy cheers Chris Re: variations in the contract & inspector 3May 02, 2008 3:42 pm chmaiden,

Anyway Chris, did they indicate if there were any costs involved, I would imagine that if the door is a standard inclusion, it is their problem cost wise. if you had it put in, it should have been identified when you made the request for the sliding door, and highlighted to the draftsperson who prepared your plans. eEither way I would not be paying for it. You mentioned that you signed your contract last week and have already paid your base stage invoice. I assume you have paid your 5% deposit upon signing of the contract and your builder has poured your slab. Seems mighty quick to me that from contract sign to base pour in a week would be rather unusual in todays market. If you have signed contracts, what plans has your builder supplied to you as Contract Drawings, and did he also supply your engineering drawings. I think you may have some more pertinent questions of your builder rather than who should pay for structural changes. Seems to me you may have signed a whisker early. feel free to raise any concerns you may have , i may be able to offer you advice FOC. That's what I did. I also followed up with an email (hopefully not nagging) with all the details of where I was building, when I wanted the inspection and how to contact me. We actually ended up planning the appointment by a series of messages/emails as we kept missing each other. I didn't actually talk to him properly until yesterday when he called to re-confirm. So I suggest, be persistent, be willing to leave messages, and perhaps also send him an email with all the relevant details as that saves him time as he doesn't have to take notes while talking to you. And try to be flexible with inspection times. I know it's not always possible but in my case my site supervisor had told me he could be available at any time for the inspection so we planned the day around Kevin's availability. If you can't be flexible, try to give him as much notice as possible, as he is very busy.
