Browse Forums Building A New House 1 Jul 27, 2013 10:51 am Well, the jaw dropping surprises keep rolling our way with this builder... The builders pegged out the property end of February 2013! Mid April - 7 weeks later to lay the pad!! Start of July - a 12 week wait for bricklayer!! (The builders excuse for not using another team was they don't want to compromise quality and this bricklayer has been with them for 15 years and he is quick and thorough) Well, on the final day of the brickwork expected to be complete we got an email telling us that the steel for the corner window was manufactured the wrong way around and it would take 3 days to deliver, then the bricklayer would take a day to finish what's left and the roof carpenter will start on Friday. The steel was delivered on Wednesday and the bricklayer has taken his equipment from the site and hasn't been able to be contacted. Therefore our roof carpenter has been delayed. This is the golden bricklayer that was the redemption to this builder taking 12 weeks to start brickwork. So when expressed my annoyance not only about this matter but the failure to provide confirmation of another matter in writing which was promised I was abused by the boss of the building company and told he would be willing to terminate our contract. His words - "no, I won't meet with you in person to discuss anything, I cannot keep calm in this situations. My construction manager will contact you sometime next week.- don't call us.) I am flabbergasted. They are trying to find another bricklayer to finish the one day worth of work. What bricklayer would leave the work with one day to go to complete knowing that nothing more can progress until it is finished. And now the rain has well and truly set in...! But research your building company thoroughly before you sign a contract, I saw some scathing reviews about this company after I signed with them. I brought it up in discussion and they assured me I had nothing to worry about, they would build me a beautiful home. I wish there were better regulations about builders who act unscrupulously, to protect consumers. This company have provided such a bad building experience for so many people. Our first build was riddled with problems, we often had months with nothing happening. This could have been my post last week. I also made a complaint due to some issues that have now cost me a considerable amount, I don't want to elaborate and it has taken all my self control not to create a thread, but I also received a letter offering to terminate the conctract. It would seem builders don't fix their mistakes or stand by their word, they offer to cancel the contract. Unfortunately I don't believe it is just 1 builder. I think most of them have failings in one way or another. It really becomes a choice of who is the least bad, rather than the most good. Depending on which state you are in the builder has to pay you XYZ amount/week (per your contract) if the build is not complete by that time. Perhaps he is trying to avoid this scenario? If you choose to terminate the contract then the builder retains all moneys already paid-which is usually quite a bit of the total cost in the early stages. Builder does not have to give you the time and you are stuck with him. If the builder is late he will have to pay you liquidated damages. You have been put on notice by builder's conduct that things can go very wrong very quickly. You should have your own independent inspector looking after you, it could save you a lot of grief.
