Ya we are aware that it is going to be stressful as well as expensive especially considering our budget.The first builder came back with his first cost including site costs and it was within our budget. But we do not want to rush we are planning on meeting some other builders over the weekend.The thing is this first builder has given us deadline for 31st August till which this quote is valid. After that he says it may increase. Also he want us to pay around 1.5k (refundable) to lock in the price for 6 months if we want and if for some reason we decide not to go ahead it will refunded back. Just stressed about this whole think now. Is this the normal way of builders to do business. Wondering whether we should pay the locking amount? Any one else been through the same Re: Sloping block site costs 22Apr 11, 2014 11:16 pm Hey - We are building on a sloping block (6m of fall in total), however most of this fall (4m worth) is at the front of the block, sloping toward the street. We went to a few smaller more boutique builders specialising in sloping blocks, however all of the plans they came up with were waaaay out of our price range. We were very naïve when we bought the block and didn't realise the sort of issues we would have with it! However we ended up going to a few project builders just to see what / if the could do anything. Most refused to build on it, but in the end McDonald Jones were able to adapt their Hamilton design (3bdr, 2 bth, 1 garage but we ended up getting a double) to fit our block by dropping the garage (considerably) and putting a split in the middle of it. The site costs also weren't to bad - I think aound the 40000 mark? Obv. this could go up, however even if they go up an extra 50k they will still be heaps cheaper then the others. Obviously its not as simple as just plonking the house on there, and we will have some cost to bear with retaining, the driveway & potentially moving a whole lot of fill (they need to cut quite deep). However all that being said, McDonald jones have been great to work with so far and have been able to give us an solution that fits our needs and budget.Overall we are sitting at about 235000 atm. Re: Sloping block site costs 23Jun 03, 2014 6:01 am The site costs can add up. I am building a 40 Sq BV on a sloping block with 10 m of fall on the building envelope. The excavation for soil was $3000 but rock and taking away the soil added almost $30,000. In my opinion design is everything.
