Also by reducing our number of power points by one, we will be able to delete an extra light circuit and safety switch. So will work on that tonight. We have also decided to add an alarm system (an extra $1100) and smart wiring for our media room. The lady was really helpful and had some good advice - so the whole exercise was pretty stress-free. We also got back today our Post Contract Variation and was pleasantly surprised. We hadn't gone for a lot of upgrades and those we had came in quite reasonable. There are a couple of things we had quoted which we probably won't include as the costs are creeping up there! - but all-in-all we are pretty happy. Is it just motion sensors or also door/window sensors? Does it include monitoring of the alarm and what company is it through? And where did most of the $5k electrical seem to come from? Came to a total of $271. The alarm was on top of that $5200 and is just motion sensors. We didn't opt for monitoring of the alarm and will just have it linked to phone our cell phone if the alarm goes off. I am not actually sure what company it is through but didn't think the price was too bad. To give you an idea, this is was was included in the $5200 quote: 2 x extra light circuits & safety switches (needed due to the quantity of lights/ pp) $492 21 x light points $1575 4 x junction box for future external light point $264 2 x two way switch $110 12 x install client supplied light fittings $276 24 x install client supplies fluro or LED downlights $552 3 x wire only for ceiling sweep fan $165 4 x convert light point to fan point $220 2 x supply and install silver triangular lights to kitchen cabinets $188 3 x single pp $177 3 x double pp $195 1 x 15 amp circuit for pool $472 1 x extra phone point for alarm $79 1 x supply & install pull wire in internal wall (mounted TV) $30 2 x wire circuit only for 2 lamp fan light heater $484 phewwwwww .... hope that helps. Taking it out means if you ever need to add something in later (and there is almost always something to add later) you will have to add the safety/circuit back in so that you can. If you have it in there now - you are unlikely to ever have to add another in, as you have plenty of spare 'room' on them for more items. Surprised your consultant didn't point that out to you. We're going to have ten fans and being almost $300 each that's already 3k! Crazy! I also did a quick tally and we're doing roughly another 25 double outlets at $65 a pop. Then there are the lights... We're going to look into getting some electricals done after handover but honestly it seems like too much effort and plantations electrical pricing doesn't seem exorbitant to ignorant me.... PH say that it will be now about a week for the final drawings, then about 2 weeks to allocate labour and materials and we will be all go! But I don't get what you mean by final drawings? Don't they have to be final to submit to council? So how long was it from signing your contract to council approval? Good point - my understanding is that these final drawings include any post contract variations. We couldn't change anything structurally after signing our contract and the plans being sent to Council, but there were other things like the directions of window openings, change to one layout of the ensuite vanity etc that I believe will be shown on these final plans. We signed the contract on 6/9 and got the Council approval yesterday- so just under a month. While this is happening we also had to check our colour selections, post contract variation and the electrical plans - so lots happening behind the scenes. Where are you building Bouquet25?? I have heard from a few people that once the slab goes down things move along quite nicely (I hope so!) That's strange that it took so long between your contract and going to the site supervisor. Did the Council take a while to approve?? Were there any other delays you experienced? We received our ACC (Authority to Commence Construction) from the Bank .... meaning that they agree to pay our progress payments and we also received our Final Drawings for sign-off from Plantation Homes with our Electrical variation requests. Our file has now been moved into the "Production" phase at PH where they will allocate the labour and materials and a building supervisor. This can take up to 2 weeks depending on the complexity - but hopefully will be sooner than that. Things we need to sort out now are .... Kitchen Appliances (Free-standing Cooker, Range Hood and Dishwasher). We have narrowed it down to two cookers so will visit Joyce Mayne this weekend to check out the current deals) Purchase Lighting (LEDs, Fans, fluros, flood lights, external feature lights and pendents) Get quotes for Render (underway) Decide on colour for Render Get quotes for driveway Confirm Pool Installer Get quotes from Landscapers So still a few jobs to go yet for us .... but the list is finally getting smaller! They are planning to do the site cut/ fill tomorrow or Friday and then hoping to have the slab down by end of next week/ start of the week after!!!!
