I love all the parks too. There seems to be a park every 500m or so. Great to spread out all those pesky kids. LOL (Don't stress, I'm a teacher so I don't really hate kids... well not ALL of them.) It's nice how the area caters so well for families. It gives it a really nice feel and it is nice not to live in a completely built up area without any trees or open spaces. The bank valuation came in today for the final build and basically we can have the house with all the variations (which have come to almost $70 000) plus a further $45 000 for "finishing off" items (floors, air conditioning, landscaping, solar power, water tank etc). We will get formal approval next Wednesday cos apparently the bank are snowed under, but it seems our broker has been given the unofficial nod. Prestart booked in for the following Monday so hopefully we will start the actual build soon. Our broker told us the loan was all in the bag and then we were hit with a million problems. First someone at the bank refused to accept the valuation and ordered three of them (all coming in at the same figure), then claims that paperwork was out of date as they took so long (13 weeks !!!!) and finally rejection by LMI because they felt that a three bedroom house was not sellable when it was as big as ours. After demonstrating that the theatre room could easily be a fourth bedroom as it has a door and windows, it has finally been unconditionally approved. Sadly the build has been delayed because of this; so now it looks like we will probably have to wait till after the holiday break that builders typically take. A pain in the proverbial but at least now it looks like everything is back on track. We have had pre-start (and some new selections as our choice of cabinetry was not available for cupboards, despite being told it was.... which I will post some time soon). But at least you have it all resolved now and once they are back from the Christmas break they will be able to get started and should have no other hold ups. I noticed a few houses around your block had started site works/slab/bricks. Very exciting, your's will be starting in no time at all Have they given an estimated start date for site works? We were scheduled to go to construction this week but that was delayed because of the loan delay. We are now moved to scheduling so hopefully that will be quick. I am so pleased to see how quickly yours went. Lucky you. A lovely Christmas present though. And now you will be living in the area you can let me know if there is anything major going on at our block when we can't get there. LOL . Our little Miss Marple so to speak. I had no problem with the valuation of the plot itself.... although we bought in stage 2 when it was a fair bit cheaper. Both banks I went to, valued my 450sqm block at $300,000. If you bought in later stages I believe they are now selling for more than that; but probably by the time the land titles it will be reflected more in the bank valuations. Valuations are, I believe, based on what blocks have settled for recently. So even though these blocks are currently selling for more, as they haven't settled yet, those increased prices are not yet being acknowledged by valuers. That make sense??? The blocks cost more but that is because the value has increased, the more that is done in an estate the higher the prices because it is closer to completion and worth more. Hopefully that means you won't have any problems with the bank aliaz! Building Standards; Getting It Right!
