Do we need to ask for fix-price site cost, or did they include them as standard? We also found that the choice of colours offered are very limited. Not sure if we can go beyond it and pick our own colours. (eg. only black or white choices for garage door. No brown or timber garage door) How did you guys found the house pricing for NLH? We paid around $280k for a standard 224sqm house (+ $280k 450sqm land in NLH home&land package). Is this pricing sounds ok? Re: New Living Homes 24Jun 22, 2014 12:15 pm My prices are May last year... I think the price you are quoted are the going rates. I added letterbox, lawn - front, back, council strip, clothesline, added a door and a built in. My land is only 370m2 in Gregory Hills and My house is 8m wide and has 4 bed, 2bath, single car garage and theatre room, 179 sqm total. So my price isn't really comparable to yours. I thought the colour selection reasonable. Neutral colours you can add your own style to after you move in. The only thing I would have changed is the wall colours but seeing as I wanted lots of feature walls done I figured it will be cheaper for me to do my own painting after handover and get exactly what I want and save some cash! My home and land package included fixed price site costs as standard and so has every other package with NLH I have seen. So I'm sure yours would include it. If you have the brochure for the home and land package you are looking at in front of you, you will probably find it somewhere on it as this is usually something they include on those due to it being an essential seeking point for most people. Re: New Living Homes 27Jun 23, 2014 7:45 pm Our land wasn't registered when we signed our building contract. So the "fixed" site costs were technically still provisional at the time of signing. They allowed up to half metre of fall within our quote. Our land has a very slight slope so we should be fine. We were also quoted a "h" class slab but this may change after we receive the soil test results hopefully this week. We are building the grevillea 4, I managed to negotiate to have flat profile roof tiles, changed the garage door colour to a brown/timber look. Chopped and changed the colours I wanted from their 5 selections. To be honest for the price you pay , you can't really complain about the limited choices. There's a reason why new living come out to be cheaper. They don't try and be flashy like some of the other builders out there. We were quoted $224000 for our build. I removed the driveway and all grass/landscaping as we are doing these ourselves. Letterbox and clothesline will also be done ourselves. I was surprised how many things I could actually change. Hopefully the pricing isn't too high when the tender comes back Has anyone here made any changes? If so what were they & how much extra were they? I look forward being updated on this thread as your builds start. I am not that impressed with the communication of the build. Eden brae is much better at this than NLH... The SS has only contacted me after I have initiated contact... It was two weeks into the build when I rang the office and asked who was my site supervisor... It is not their practice to send out letters or have the SS introduce themselves to you, and also provide their contact details. I feel fortunate I was walked though the building process with Eden brae as I am experienced enough to know what each step involves. The next time I contacted my NLH SS was after I saw my site was untouched for over a week. My Eden Brae site supervisor emailed me fortnightly and gave me screen shots of the build timeline. I emailed him queries and he responded virtually immediately. He explained his process, but I let the NLH SS know I was experienced in building and will be having a building inspection after the brick progress payment claim... Things quickly got moving. Shortage of brickies was his reason due to the rain. Quite a few areas were needed to be fixed up after the building inspection report but don't be alarmed, it happens in all builds as they are in the construction stage and things aren't complete until the practical completion stage. My NLH SS did email me after I forwarded the report to head office and let them know I was withholding payment until all issues were rectified, he CCed his response to them with photos and rectification of the work. I can not complaining as all the pressing issues were rectified before I made the payment. You are responsible for making sure the quality of work is to your satisfaction and done in accordance with the building contract before submitting progress claims to the bank... That why I withheld payment. I always have gotten a building inspection report at brick stage and practical completion to make sure it's up to building standards, for peace of mind. I am happy with the quality of the build, I just think communication can be enormously improved. If you are a first time home builder, you are building blind with them, and that's who the company is marketed to. We are about to hit the contract stage, and so far so good, we had a tiny little bit of communication break down, but that was quickly sorted out. We have been looking over a year for a deisgn and builder we liked, but were drawn to NLH because i like the 'what you see is what you get', as opposed to other builders were your not sure what is an upgrade and what comes standard in their display's. we are upgrading a few things our list is - -25 degree pitch roof -2.7 high ceilings -we did a 2m extension along the entire length of the house - polytec kitchen cupboards - added a WIP and extended our kitchen bench - some extra windows We have decided to do our own flooring, glass splashback,laundry fitout and were doing our own lighting. Does anyone have any feeback on the quality of the build? And were you able to sit down with the electrician and discuss lighting options? It's a luxury I wish I had but due to land being incredibly hard to find and also prices rising very quickly I couldn't wait around. Anyway I'm very happy my wife and I are going tk build the Ivy 4. It's a design we are very happy with and suits our lifestyle. How much did you pay for the 2.7m ceilings? We upgraded to 2.6 but am now think that 2.7 may be better if the price is right! We paid I think $5400 for the 2.7 ceilings, we were going to go for the 2.6 but my dads a gyprocker and he advised that with 2.6 ceilings you have more joints because they have to cut the gyprock to fit and I think there is more room for mistakes and possibly an untidy job. And I also chose classic facade but exchanged the single window for the ones on the evolution facade. I chose internal 1 and external 1. Was a very quick appointment that one haha I would be wary.
