I am trying to work out if its a good idea to buy at Kingsford if the land price is 260k for 400 metre square block in terms of land price appreciation in future! Hi 'First Home Buyer' - welcome. Kingsford is certainly not at the end of Point Cook - there is and will be lots of estates coming up beyond Kingsford. Have you been to Saltwater yet? Anyway, it's either here now OR even further towards Geelong in the next year or two. Land appreciates to double every 7-10 years, so I'm not worried about that aspect when I'm looking at that time frame. I personally do not like Truganina and Tarniet, so didn't buy there but it's a matter of personal preference - by all means buy there if you're fine with the area - it's cheaper there but think about why is it cheaper than Point Cook probably? Ofcourse we have near ones staying in that area so that favoured it a bit more, but overall I prefer PCook over the other surrounding areas. Hope that helps.. Cheers! Hi pinknoise, Valuation for us came under quite a bit - we then challenged it with data from surrounding properties and the bank re-valued higher. Just part of the trend that valuers have the tendency to under value builds all across Mlebourne, so there's nothing much that can be done about it apart from challenging and having it valued higher second time. Our settlement is scheduled end of this week but last week was a really stressful week. Our conveyancer wouldn't provide the docs requested by my bank but it's all good now. Hopefully, there's no more dramas and everything runs smoothly til our settlement. Hi, I cannot describe my full experience with them at this stage, as I did not hire any independent inspector to inspect their work after each stage, but I will do after the final fixing stage, then I can tell whether they did a good job. For the communication, do you have a client liaison? I do have one and I send emails to that person if I have any question, 1/3 of my emails were answered in time, 1/3 of them I have to call them to ask her to respond to my email and for the rest 1/3 I never get response, I guess they are very busy dealing with lots of clients. Also, I think they have some staff from non-English countries, and I like talking to them as English is not my first language, I don't know which country you are from but if you can talk to someone in your native language then it will make you feel comfortable.
