Sorry to hear you didnt have a very good experience with your sales person Gibson! We are building the smallest villina and have added about 100k on top of the base price. Im also happy to help you out with some costs if you would like. If you do have the option of going elsewhere, i definitely would as i believe there are some wonderful masterton sales people out there, ours was exceptional! She still gives us the answers we want/need even though we are dealing with another person from a different section. Nothing is ever that easy!! Our plans were actually drawn up by an external company (recommendedby our salesperson ... Ie mates) ... We had to pay a bit extra but were promised faster turnaround times ... Which at the planning stage we got (ie from $3900 to first set of proper plans within 4 weeks ... I know some of you have waited much longer). But we have no door schedule, only the window one .... I hope it helps others and was hoping those already built can provide insight into anything that I have missed or over/under budgeted. I just want to finalise too (Gibson you really made me think as the process could be made clearer by M and so many of us rely on the forum or hope for a good sales person which ours is) If we aren't allowed I'll take down the post on here and on the blog, but would love anyone experienced to have a look at let me know (maybe PM). The experience at WF was so bad yesterday I had a migraine last night - not fun! To be honest we aren't looking for huge upgrades from the standard allowances: Shower downstairs, Bamboo floors through the ground floor & carpets on first floor, no downlights as we are going to splash out a little on light fittings, a little bling in the kitchen like glass spashbacks. I didn't think we had a misers budget, allowing $100K for knockdown, site costs and a few extras around the house, but after talking to QD it sounds like we are up for $145K just to get the shell. I can't imagine any other industry where the approach is "Tell us what you want without knowing the options, then we'll give you a price & you can start cutting parts out until you hit your budget". If you go to Holden to buy a car and want to know how much extra for Leather seats, sports wheels and in-car DVD they'll tell you up front, you don't specify your dream car and after getting the prices start removing the Sports Wheels, leather seats, etc as you are over budget, until you end up back at the base model because that's all you could actually afford in the first place but they refused to tell you this. And the only way to find out in advance how much a car costs is to ask a bunch of people who already bought cars and then cobble together your own budget based on bits and pieces of information from their experience. Just give me a price list Masterton!!!! /Rant That said if anyone is still reading and would like to PM me with their upgrades and cost I would really appreciate the info. I think it's worth trying other builders but let the Masterton salesperson know you are looking elsewhere this helps with extra inclusions. Most builders charge anything between 500 to 1000 for the first tender. Of course, it is only after all the appointments that you will know the exact price - with most builders. With the first tender, you will get a reasonable estimate on site costs, basix etc. Also when you talk to your sales person, ask them to include "must have" options in the tender - for e.g., facade, alfresco, stacker doors, carpets etc. Also you can add provisional allowances for electrical, data + TV points, inverter (AC), extra zones for AC. In the forum you will find a price list for electrical, so you can estimate the extras based on that. And if you have an option to go CDC, insist on that. If council takes long for approval, you may asked to pay extra if you go over the tender period. Good luck. We are going with vertical blinds for the stacker doors/sliding doors. We're meeting our SS tomorrow morning. Hopefully we'll know more then. We were very surprised but happy to see some initiative with the photos. I wonder if we'll be getting more progress shots or will that be it? She is definitely a lot more responsive than anyone else we've had to deal with at head office. hehe I like your comment about our SS being new… hopefully he won't be jaded until he's done with us!
GillyM - great to hear your build is progressing along. Pikey - you found a solution to your texta and mirror issue? zco - no door schedule here. I think they should take it upon board to have one in a similar fashion as they have the window schedule. We asked for one and was told that our Colours selection sheet covered the door sizes, especially internal ones. Ours was more than happy to give us a quote with extras added but I don't recall if that was before or after we paid the $3500 deposit. Very true, you don't know exactly how much you're going to spend because you haven't made your choices but I think a good salesman will give you a rough idea, and coming here chatting to people will also help. I know what you mean about how it might look strange having both plantation shutters as well as verticals in the same room. One has vertical lines, the other horizontal. Budget certainly comes into a lot of our decisions, and verticals are certainly heaps cheaper than shutters, but if the horizontal/vertical thing is going to bug you forever, then you are likely to regret not getting shutters all around. If you (or your other half) are handy with DIY, there is a website (www.iseekblinds.com.au) which do DIY custom made shutters a lot cheaper than many blind companies. There are videos and instructions, as well as a 1300 customer help line. We haven't ordered from them as yet (I want hubby to look through the video/instructions first so that he knows what he's agreeing to!), but we are certainly considering it for our bedroom windows. In our lounge room (overture) we have two sets of stackers (3m wide x 2.4m high) and I'm planning on verticals for those. The only other window in that area is actually in the kitchen and the window there is the splashback, so we are having an external drop down blind. Good luck with your decisions!! Our mirrors in the main bathroom still has it on it and I don't want to try too hard to get it off in case I stuff it. It can always wait till 3mth maintenance but what do you think? The cleaners had been and done their thing before these mirrors went in.... and the shower screen downstairs as well... If you haven't got the texta off as yet, these might be worth a try. Eucalyptus oil or nail polish remover should work. And those "Magic Eraser" blocks supermarkets have in the cleaning aisle. Another option...... if you write over the texta mark with a whiteboard marker, it should also just wipe off both texta and whiteboard marker at the same time. Hope you get it worked out!! Next step is to purchase the down lights and fans we have been eyeing. As for the house it is still in drafting stage … the girl has been sick so we are bit delayed there, just hoping that we can have it done and approved before Christmas!
