What do you guys reckon? If there are no issues or delays, that you should be able to make it. 18 months is reasonable for a build. Normally 6 months is planning and 9 months build, so it will give you some room for delays (eg, 5 weeks xmas break). We are building the Symphony and we opted for a 14kw but not the Temperzone as offered by M but Toshiba Inverter 2 zone. It is considered an upgrade so expect to spend more if you do it this way. May I ask why you upgraded? Is it just personal choice or do you think the Temperzone is not good enough to warm up the large open living space in the Symphony as well as the bedrooms? My husband wanted to upgrade it because the one they offered (this was December last year) was only one zone and we have always been told the inverter is better. We now can either have the living area on or the bedrooms or both whilst the breakout room will always be constant (considering where it is situated). So I'm guessing that I won't be able to do this with the air con unit included in the Yes Package? I will have to upgrade? Our out of stock tiles, which we ordered and pay for new tiles to replace the out of stock was paid for 2 weeks ago and they still haven't been delivered tiler said he was expecting them here already but since they haven't arrived he will be back end of next week to finish up. Sentinel had also been on site, lots more holes in walls and we have an alarm. What do you guys reckon? haha we are getting married in March 2014...our place is hopefully to be finished by end of Aug...this gives us 6 months to finish landscaping before the family from all over the world come for the wedding and see our beautiful house!! All I can say is house building and wedding planning not fun so much money going out and no pay rise from work from all the quotes we are getting we will be doing a lot of the landscaping ourselves rather then paying someone to do it....the outside is expensive....so make sure you factor this into your budget!! We also changed to inverter for sound, life expectancy and runnng costs but went a smaller samsung unit as the standard inverter is larger than the temper zone. As we have 5 zones and only 3 of us even the smaller unit could still do 2/3 's of the house at one time and seemed sufficient. Our thread. We also had air conditioning ducts installed. They almost finished the second coat of paint on the render and removed the scaffolding from that side of the house. We now have both blue and green markings on the ground. And they also filled in a gap in our laundry that appeared because our back room was lower than expected. The base price for the house is $206750 with Yes Package plus $4800 for the Ivy facade, brings it to $211550. Site costs for my block of land came to $16320 and council requirements came to $14849. Add the mansion package ($5990) and the alfresco 5m x 3.5m ($8086), the tender came to around $253k. Some upgrades I would like: - 2 x Cavity doors to built in wardrobes in Master Bedroom: $740 - Mirrored sliding doors to other three built in wardrobes in bedrooms: $1770 No charge: - Enlarge linen closet - Remove powder room and extend garage - Reposition internal garage door and laundry door - Mirror reverse Bed3 and main bathroom - Provide approx 100mm reduction to garage width, provide approx 160mm reduction to main entry hallway: Credit of $1500 The final point needed to be done as the house is slightly too wide for my block Tender with the above: approx $255k Other options: - Remove tiling: Credit of approx $4500 - Remove carpet: Credit of approx $2500 What do you guys think? If you have a good relationship with your SS, I would recommend a visit before bricking, just in case there are frame issues. We had one small wrong frame location and was resolved before, else it would have been a major problem later. NAPOLI986 Does this sound good to you guys?? Help please! It looks fine to me. But, I would put another 10k aside for colour selection for any upgrade of items, such as air-con, electrical etc. Driveway & landscaping: Use your plan to get quotes, as it varies from the size. My driveway was about $18k, others had their cost only $6k. I had 8m frontage to cover where others have only 3-4m. Not many will quote on plan, but just ask for estimate. Benchtops are to go on this week with tiling to start also this week and painting to begin next week. It truly feels like a house now and also feels bigger with the walls on. Was allowed to take my mum back an hour later (as she couldnt go early this morning) whilst the carpenter there so she could see her place and she couldnt contain her excitement. We have all the items you mentioned, plus we have made the house a tiny bit bigger by increasing the size of the ensuite because we wanted a double vanity. So I would say you are doing well. We did want a colourbond roof that added $6000.00 to the price Our alfresco is 4 x 4.6m, so, similar size. We have gone with the contemporary facade. Our appointment with the draftsperson is next Wednesday. Good to meet someone building the same house and up to roughly the same stage as us.
