We are still making minor amendments one of which is to change our main and ensuite bathroom floor tiles to a 300x600. (Standard for Masterton is 300x300) Masterton have refused our request. We were just wandering if any others have had success laying the larger tiles with a strip grate drain? If so we would love to chat. Don's Tiles wouldn't put larger tiles in our laundry as they need the 300x300 to get the fall right. No point having a flash floor if the water doesn't drain. After ages of no activity we had some work done this week. The ground floor bricks were cleaned and the sparky ran the wires throughout. We are so happy to see some progress. Does anyone have any tips or things we should think about specifically beforehand? We will be going to the following; Kitchens - Artline Kitchens Smeaton Grange Carpet/Timber - Accent Narellan Flyscreens and shutters - Ark Finishing Bella vista (we will be getting other quotes also) Air con - Penrith air i believe Tiles - dons tiles i believe Colour appointment at Warwick farm is also in a few weeks. I am close to sign off the building contract from Masterton now, I expect that will happen within the next three weeks. However, after reading many forums on the internet, I have decided to engage a lawyer to review our contract before signing it. I just want to pick up some toxic and harmful clauses in the contract that may cause serious issues for me after signing the contract. Question: Has anyone engage any lawyer or can recommend to review Masterton building contract? Any feedback and suggestion will be appreciated. (If same or similar question has been asked and responded previously, please let me the link.) When I hired my solicitor (who is also a conveyancer) for the land purchase, he offered to review my build contract for no cost. I haven't signed my build contract with M yet but I'm def going to him to take a look at it. He is based out of Sydney, CBD. Hit me up if you need more info and I can pm you. This is all the electrician put in. Do they come back and put in anymore reinforcing? That one small beam doesn't look strong enough. How long can I wait before applying for a construction loan? It is a home & land package with M. Building contract says expected registration is June but the developer is set to register in April. That means, potentially less deposit towards my loan meaning higher LMI. Can I request M that I'll settle the building contract 2 or 3 months later and start the build after? He suggested the payment schedule is too top heavy and he wrote to them to request a more suitable schedule. Their response was very rude. Basically they said the client is aware that the contract is not negotiable so too bad. Their arrogance resulted in us pulling out before handing over more of our hard earned cash....think we dodged a bullet! I was tempted by the 300 x 600 tiles for ensuite floor, as I have that size in a grey concrete look tile as a feature on one wall of my ensuite. My idea was to have them on floor and up one wall. We were told it would require the strip/grate drain (at that time I think the estimate was around $1000 to upgrade to the special drain) and the difficulty in achieving the correct fall on the floor was discussed. We were flying close to the wind with our budget, so I went with same grey concrete look tile but in the standard 300 x 300 size for the floor. I'm keen to see how it looks together and I wonder if the two different sized tiles will "bug" me. I figure it's just the ensuite, somewhere only hubby and I will use. We erred on the side of caution and didn't make any changes to the standard kitchen layout - I spent a lot of time in the display home kitchen and really liked the flow the layout suggested. At our colour selections I added 'tipon' touch latches to my upper cabinets (so they will be handless/push to open) and give a seamless look but without the price tag of upgrading to the handless cabinet doors. I selected timber look 'maison oak' doors for my upper cabinets, with matt white everywhere else. I upgraded the pantry door to a frosted glass french door. I'm hoping these few minor changes will give my kitchen some interest, but not be too 'in your face' features. With that username, are you too building the Harmony Elite? Yes, that's it. We thought it was left over scrap so we asked the SS last week when the reinforcing was getting put in! They nail it from the side so its a bit sturdier than it looks. I was going to put some wood glue on the side of it this weekend to reduce wobble/creaks but forgot. Thanks for reminding me! Standard buildings contracts. They dont entertain changes to the core contract at all so I don't think lawyer will help. I think all project builders are like this so this is one point I wouldnt hold against M. You can probably negotiate some of the terms that get filled in (eg no of days etc) but that's all We did get our payment schedule adjusted but that took a bit of mediation between M (who wouldn't budge on no of draws-it affects their cash flow) and the bank (who wouldn't budge on the total % paid by certain milestones-it affects their risk rating). I had to do up a spreadsheet with views of how review side saw the world and walk both through it to agree. I found M quite reasonable (I was dealing directly with a nice lady in accounts) but I can see them being difficult if you tried to do it through a lawyer and demand it. The single biggest issue with M is time to complete. Even if you got contract build days down and penalty rates up, you still end up massively out of pocket with rent. Yours is nailed in vertically. Probably still okay as roof gyprock will hold it but worth seeing if you can get it done like mine. We looked at M but also some high end builders (>$1m build) for ideas. We have 2.7m ceilings but artline stops cabinets a long way short so have a plan for your bulkheads if you want to avoid a sheer look. Otherwise I think main one was being clear on the handles look you want. So long ago that I've forgotten what we selected but they couldn't do the handle-less thing I wanted for top cabinets doors the same as the bench drawers. We also went crazy with LED lights so think about lighting I each spot, incl where toaster or kettle might be. Tiles - bathroom you can think about floor to ceiling upgrade. We weren't organised enough to come up with any fancy recesses or feature columns - others have done them and they look awesome. If going wooden floors and creaking drives you mad or you work odd hours, you may think about upgrading how they're installed both upstairs and down. Our SS said the roof gyprock goes in flush against the beams. Your plank is going to mess that up and prevent roof from going in so they have to fix it like mine anyway. Be careful with where they put the tip ons for your bathroom cupboard. Mine were placed on the bottom so we have to bend all the way down to open. SS said thats their normal spot. Sharon from the office agrees with me thats BS. Right height for my 3 year old. The butlers pantry cupboard were installed different to plans. I gave up at this stage and accepted it but the idiots installed my door which opens towards the butlers cupboards. Now i have to close the butlers door to get into cupboards. So they will have to change my door for sure. What a stupid weekend to move im exhausted, so hot . My rental is emptied. Now to sort the garage out where i dumped most of it. Tomorrow im calling in the cleaners to clean my rental cause I am exhausted. 2 teenagers help given ZERO.
