Plus, you're looking at worst case scenario..... we only had the one ss, they claimed about 6 weeks in rain delays (and they were fair when claiming them), and our house was completed on schedule. I understand that you want to feel secure in your choice of builder, but the main thing is to get the house you will love. A year after you have your keys, you will have forgotten any dramas they may have occurred during the build (and remember, there may not be any!), and you will be living in the house design that you love. And there's no guarantees that there won't be problems and delays with other builders anyway. Build the house design that suits you and your family..... you will hopefully be living in it for years to come! Foundation piles poured in May 2016 ... and 25th Sept 2017 our final appliance has been fitted. 22 months from start to end. We are building a duplex in Sydney's Inner West and I cannot believe how slow our build has been. Other project homes in our area that started after us have finished! We commenced in September 2016 with the slab and we are still not at lock up. We are onto our 6th Site Supervisor! We've had to push to get a mould inspection done due to damage caused by not having a roof for months and months leading to the replacement of some materials and mould remediation down the track. My question is, has anyone had any luck escalating their issues with management? What are our options now? It's so frustrating! Sorry to hear what you're going through - unfortunately I think it's the norm with M. Our pre-construction phase was terrible but no amount of complaining got us anywhere. We escalated our complaints to David Masterton , they made little difference to the speed of the remaining work. I'll PM you done contact details for the Customer Service Manager. We also went to Fair Trading , but they just 'mediate' they can't make any enforceable actions on the builder. Just keep pushing them. M like to book one trade at a time , so keep on them about when work is being scheduled. We had it done just prior to PCI. We spoke to our Inspector about doing one earlier but he said that M are on the hook for any structural issues for the life of the house, so he mainly looks for quality, fit & finish. Despite our build running very late, the quality was excellent. The inspector said he was very impressed as he found very few issues to report on. For us it was more critical to do our own inspections with the SS. In particular just prior to the gyprock going on. Check the frames for missing noggins (the horizontal braces), make sure the brick ties are nailed in, no iffy timbers or places where the plumbers & sparkies have hacked bits out when fitting pipes & wires. We found things that were 'within building code' that we weren't happy with and got the SS to fix them. Once the Gyprock is on it is too late to spot frame issues. Well Ive just done a little reading myself and found the the Basix requirements has been significantly increased from July 1 2017, so anybody starting this process now will probably face the same requirements. Again i wonder how Masterton didn't highlight this change / risk to us prior to handing over 10K. We thought our BASIX impacted our build and was quite involved, so I feel your pain Pommie. We increased the size of our rain water tank, used all light roofing colours (Surfmist & Dune), have an internal clothesline and agreed to incorporate 20 square metres of native or low water plants into our landscape plan. I think the idea behind BASIX is good, but the additional & unanticipated requirements can be a bit of a nightmare for home owners/builders. Hi Pommie, We sat there and read through the contract before signing it. It comes in 2 parts, there is a standard building contract and then M's variations. Pay attention to the variations as that has all the extra costs and 'gotchas'. Check that your plans and final tender are correct. We made them fix a few issues on the plans, even after 10 attempts they still had errors on the plans. Your plans form part of the contract so check everything is there! Good luck.
