Natural and coffee are not stained. Just uncooked vs cooked. All the others including our rich brown are stained which costs $4/sq m. We chose Verdura Australiana which cost an extra 600-700 dollars (not including Theatre and study) but I know there are other Australiana bamboos with other suppliers. We noticed they didn't all look the same when we googled but I guess because it is a natural product it will vary and it is a combination of the natural ones? Also lighting and surrounding colours in the pics would make the bamboo never look the same. It's like wood and granite I suppose but I am no expert. I hope it looks as good as we expect it to Which colour were you thinking of choosing? Im on the ipad atm and not sure how to upload photos as yet. I will spend 5 mins one day so i can post our selections. We upgraded the following: *Bath tubs in both bathrooms to the square version in the display homes *bath spouts (as baths are checked in the standard square version isnt long enough and the standard one that is long enough is round) *square rain/twin shower head in both showers *front door handle to pull handle *garage door to Caoba (timber look alike) *upgraded all toilets to full ceramic wall flush - this meant powder room tiles needed to be upgraded to 1.2 as behind the toilets need to be tiled (other bathrooms are already 1.2 all around) *extended mirror in main bathroom to whole dwarf wall and added drawers to vanity *stone vanity with ultragloss cupboards in powder room and tapware to match other bathrooms *confirmed kitchen and laundry fit out. *finalised price for render on facade *added a 4th tap and external gas point *upgrade oven and cooktop to 900mm There were a few unexpected for ppl to keep in mind: * sentinal doesnt connect phone/data points to telstra (data for adsl), this is $440 * to have the skirting reattached after tiling has gone down $440 * 2 downstairs doors that we have glass werent raised in line with the other doors for the higher ceilings to be 2340. It was picked up today and was an extra $380 - just check door heights carefully if you make changes so that none are missed I think that was everything, overall there were no real surprises and we expected our upgrades. We had either provisioned for it or already had a rough price. I also knew all my prices for all upgrades on what it would cost for us to do afterwards and cost for installation or time required by my hubby to do, so i knew if it was a reasonable price or not. We will be contacted in the next few days to do Electrical at Emu Plains soon. Unfortunately its done on a separate day but hopefully next week. We already have the plan done and will hopefully come under the provision but i am sure we will need extra circuits or something which will add up quick. If they put it in a Clarendon display home it's got to be tough. They get knocked around constantly by kids and people in general. The way I look at it...it's stronger than traditional wood flooring and if you want to change it down the track it's easy to remove. Everything I have read about good quality bamboo flooring has been positive. some people we know have it and rave about how happy they were with it. If you go to Accent Carpets at Hoxton Park or Narellan have a look at the range. Natural and Coffee are the ones included in the Yes package.They said we could upgrade to anything we wanted. We chose Verdura but there are others as well.We also chose one that is the same colour all the way through as we have puppy dogs I did also see on a website that Bamboo is perfect for children and dogs. Need to go & see them in the flesh before making any decisions. That was locked in before we parted money with M and we had a great sales guy. I will try to upload a pic of our rich brown. If you are after a dark colour, it is worth having a look at the Clarendon display home opposite Parklea markets. It's in their Sherwood 42. Looks like we will therefore have another whack taken out of the contingency fund then as we have about 140sqm of bamboo downstairs!!!! Yikes. Think the (main) reason we paid extra for bamboo is that we are having it in all downstairs - so there was a cost to upgrade from carpet in 3 rooms (theatre, study & guest bedroom) to bamboo (as I think yes tiles, at least for the villina, were only in hallway, laundry, bathroom & great room ... Plus we extended the width of the great room by over 2m & also the guest bedroom, so i'm sure that added to the bill. But will definitely do a proper scrutiny of my tender when I get home from holiday in 10 days time!! And thanks for the photo & tip re the Clarendon. Am surprised (given the number of people who go for bamboo) that masterton doesn't appear to have it in any display homes (well, none at Warwick farm as we asked!!). In saying that, I'm planning to get matching hand rails for the stair case. Genstairs have variety of timber but they come in raw finish only so I need to stain it myself. I've got it for all of upstairs and stairs. They are floating boards, so they just slide into the grove and makes it very easy if a certain board get damaged, u just replace that one only. Bamboo is the toughest out of all the flooring apparently. That what the sales guy told me anyway, lol! Umm I just have colour appointment and electrical left. Already paid my deposit and 5% currently awaiting council approval. Hopefully, I will have my first slab in February! I'm building with chelseaguy1 - as he's mentioned before, we're building a Concerto with contemporary facade near Camden, which we're very excited about! We received our draft plans a couple of days ago and we are meeting with Masterton on Thursday to discuss the couple of issues that we have with them. I just thought it might be timely and worthwhile asking if anyone else has built the Concerto, and might have suggestions for the Concerto plan? The only structural change we have made is changing the 'study nook' into a linen press. I would love to hear what other people's experiences have been with this home, and any suggestions that we might not have thought of. Any thoughts on lighting, powerpoints? Good luck to everyone on their build! Sounds like some of you are getting close! Cheers, TC LED downlights are now cheap and economical and look great for living areas, hallways and toilets. Add as many power points as you think you need, then add few more. Even I have 2 to 3 powerpoints in each room, I still wish I had few more I missed Check and make sure the power points for TV, as well as aerial/data outlet is central to the location where you expect the TV to be placed. I missed one of them, and now the power point is not center by 1 meter and just to the edge of the cabinet. Even more so if you are wall mounting the TV, the height and location is critical.
