( although we got keys at the end of November , appliances and carpet delayed our move in)Seems like the time leading up to keys dragged on forever, but since we got our keys time has flown! We absolutely love our new home. Sure, there’s a few items on our 90 days but it doesn’t take the shine off how much we love it. We love our kitchen, we love the cupboards opening upwards and our soft close drawers. We love our kickboard ducted vacuum. I adore my ensuite and feel like I’m in a hotel. I hate cleaning all my favourite places. Lol I feel like I’m still constantly sweeping dirt!! I've not seen anyone else do it. It looks great. Congratulations on your land registering. Are your sliding mirror robe doors framed or frameless. I see both are an option. We've got an allowance of $1,500 for them for beds 2 - 4. Congratulations Beeprelude. You're home looks fantastic. I think I'd happily trade in the "building experience" and fast forward to where you are up to, especially if it means a new puppy. He's gorgeous. Has anyone increased the size of the bathroom mirrors? We are looking at increasing the size of our mirrors so they cover the entire vanity wall? M told us at the sales stage it was about $1k per mirror as a guide but now I have seen the prices of so many other things I can imagine it being only $1k per mirror. And is there a price difference between polished edge framleess and bevelled edge frameless? Did anyone upgrade to the Manhatten frameless shower screens and remember how much they were per bathroom? We are looking to upgrade to this in all 3 bathrooms but suspect price will be prohibitive. It has been 2 years since this whole process started. I looked at your blog. Very informative but no pictures. I have started a facebook group for my build instead of a blog as thought easier to upload pics plus I can decide who can view it. How was your site supervisor with the build. I was hoping the land would register and the build happen so we could move in before Xmas 2018. Not sure that will happen now. Re-doing the pics was like re-living the whole experience!! Our site supervisor had his good and bad points. The tradies called him "drive-by" because that's what he generally did..... and didn't stop in. Our job was the most distant from all his others, and I have no doubt that he had more jobs than he really should have had. He was also not one for being in regular contact, and often didn't return calls (comes back to being too busy I guess!) And would downright lie to cover his behind (always good to save voicemails and emails!). But he could also be quite nice... he accepted that clients would often come onsite after hours (even though we aren't supposed to), and never got difficult about it. He also was okay to change things on the fly if it didn't impact the overall job (we changed some of the paint colours, as well as deciding (at his suggestion) that we would have been better to have tiles on our stairs instead of carpet, which was a great idea). At the end of the day, our house was finished on time, and was well built. So overall, he did his job, but he's generally not much of a "people-person"! Waiting on land registration seems to be a very long wait, and always seems to go well beyond the expected date. If M are all ready to go (colours appointments, electrical etc) when registration is done, at least you won't have to do more waiting. Or is there stuff they can't do until after registration? What about Council? We've just received development consent and have our appointments booked in over the next 4 weeks. I'd be interested to know for each of your appointments (i.e. kitchen, Don's Tiles, colours and electrical): 1. what you know now that you wish you knew at the time of your appointments; 2. what is your favourite upgrade(s) and how much did the upgrade cost; and 3. which upgrade(s) had a cost that really shocked you. We definitely want shaker doors (thermolaminated) in the kitchen. Did anyone upgrade to this option and how much did it cost? We also want to upgrade the stone to Alpine White quantum quartz in the kitchen (40mm) and 3 bathrooms (20mm in each of the powder room, main and ensuite). Did anyone upgrade to this option and how much did it cost? Any advice would be greatly appreciated (we are feeling a bit out of our depth and nervous about being talked into all sorts of things at the appointments). Our mirrors are framed - not sure how much frameless are. Re the bathroom mirrors - they werent much to upgrade...like $100 or something. Definitely not $1K. We didnt spend the extra because we have full height tiling so would be pointless to cover up our tiles. Sorry can't help you with anything else! The land registration was delayed due to the Asbestos that was found on the fill that was bought in for behind the retaining walls on some blocks. Not my block but still delays the registration. If there had have been no Asbestos it would have registered many months ago. I expect all the site supervisors have too many jobs. Lets hope that our house is built in a timely matter. I expect the key is getting all the trades to run on from each other. Took M over 4months to sort themselves out re: paperwork, cdc and whatever else they claimed they had to do. They originally quoted us 12 weeks...but its all done now. We are currently at brick stage. The brick layers worked during the industry shutdown period. So far so good. And here they are wanting to charge us 950 a month if we go over contract period...not much you can do when its no longer in our hands. We've got our appointments this week and the pages from your blog will serve nicely as a bit of a checklist. $2K upgrade per screen feels exorbitant given the package includes a base level screen, but after doing a bit of reading it seems most builders are charging the same. No GillyM we are building in Sutherland. I wish we were building in Kiama. I've always said I'd love a place in Kiama, it sits perfectly between the ocean and hills. So this was my way of helping others and also it felt good to put into words the feelings we felt along the way. Sorry can't help with the sink as we only went up one from the base model. The next one up was expensive and I was told no haha I just can't remember how much it was...with the screens we went semi frameless and honestly there's not much difference between the two aesthetically just a massive price gap. Just depends what you're after. I think there's pics on my blog. I'll send you one if you want just pm me as might help make your decision. It says that if we don't have council approval, water authority approval, peg out survey and signed validation letter etc done within 120 days (usually 90 days but they gave us an extra 30 because our land had not registered) from the date of the building contract then we will be charged $950.00 per month. It is a little unfair when they could drag it out as long as they like...16 weeks seems a little ridiculous if you ask me for them to get whatever sorted. So basically I can kiss being in our house by the end of the year...yipee (cue sarcasm). So basically as of 28/01 we have not satisfied all of the above so have to now start paying $950 a month. Our sales consultant did say if the Christmas shut down causes issue we will get an extra month so I will push for that because we had ordered our borelog and contour to be done and Christmas caused the delay. so end of Feb we will start paying. It is funny you mentioned if you go over land registration...our pre-construction co-coordinator mentioned something about us having to pay come end of November because our land had not registered...I reminded her there is nothing in our tender that reflects that...maybe they have only just updated the terms. And here they are wanting to charge us 950 a month if we go over contract period...not much you can do when its no longer in our hands. Is that $950 written into your tender that way? Mine only mentioned the charge if it went past registration date. So even though they took forever to get everything sorted, we avoided the $950 charge as it was not mentioned in our tender...nor was there an expiry date, they tried to argue it but they had nothing... Anyways, even though land registered you still have to wait for the settlement. Approx 2 weeks (not counted as me waiting on M). After settlement it was maybe a week for M to confirm settlement occurred even though i told them. After that it was approx. 16 weeks for them to get everything sorted and then another 4 weeks (20 days) validation period. Hopefully that helps you a little with timeline expectation. Also FYI - Their responses seemed a little template. They sometimes backtrack on what they tell you. I caught them out a few times... But no complaint about the building yet Yep it is in our tender. It says that if we don't have council approval, water authority approval, peg out survey and signed validation letter etc done within 120 days (usually 90 days but they gave us an extra 30 because our land had not registered) from the date of the building contract then we will be charged $950.00 per month. It is a little unfair when they could drag it out as long as they like...16 weeks seems a little ridiculous if you ask me for them to get whatever sorted. So basically I can kiss being in our house by the end of the year...yipee (cue sarcasm). So basically as of 28/01 we have not satisfied all of the above so have to now start paying $950 a month. Our sales consultant did say if the Christmas shut down causes issue we will get an extra month so I will push for that because we had ordered our borelog and contour to be done and Christmas caused the delay. so end of Feb we will start paying. I know a few others building with different companies who ended having to pay extra because their tenders expired. I think if you ask your coordinator on a weekly basis for an update it'll help the process along faster.
