We lived there for 15 years and the floorboards were great. Yes, they can mark, dent, scratch, etc, but overall they were really good. The marks/dents/etc are really only noticeable if you are really looking for them. When we built with M, we felt that it was time for a change, and went with tiles in the living areas. Two years down the track, I regret that decision. Even though we had the grout sealed (not by M, we had this done post handover), the grout in the high traffic/high dirt area of the kitchen is noticeably dirtier/darker than the rest of the living dining room. No matter how much I try to clean it. This would probably not be an issue if we had chosen the darker grey tiles with a dark grey grout, but as we went with an almost white tile with white grout, well it's noticeable. And, yes, when you drop things on tile floors, they are pretty much guaranteed to smash..... including i-phone screens! Plus, something (don't know what!) has apparently been dropped on the kitchen floor and one of the tiles has a dent/chip in it. so even tiles are not indestructible! We are now selling our lovely house (not because of the tiles!) and the next house has floorboards! I'm not saying not to do tiles...... that is certainly a personal preference....... but thought I would add my two cents worth as we have had both! Good luck with your decision and choices! Awesome. Congratulations 👏 that is a fine piece of property! Need to find ways to save money so I can retire when I'm 40 and live in anacreage far from the hustle and bustle! Would love average too but don't think that's possible in Sydney haha buildthatthing we went dark grey tiles with dark grey grout and wouldn't change that decision, wood/bamboo is beautiful but it scratches easily. Our friends have laminate and it also does the same as they have kids and a dog. Good luck Thanks MGardz. That's very similar to what we are looking to do as well... a dark coloured tile. Your new place looks so picturesque. Wow. So lovely. While I appreciate that building means the dwelling is completely personalised to your own taste and preference, I'm not sure I'd want to do it again. EVER. I've found our journey so stressful. I'm thrilled with how it's all coming together, the house is looking great, I'm really happy with our trades and this really is our dream home. I'm just not sure I'd want to do it all over again. We are having our front porch tiled by M, I realise their pricing is different to after handover, but to tile the front portico is costing us $3,430. I did select a pricey tile, I want it laid brickbond, it is a rectified (?) tile and apparently requires different grout and can be fiddly to lay ... but my area wouldn't be anything like your Alfresco. We paid $800 for those and the extra white tiles for our laundry. The $1700 was for the skreed and colour grout and labour. Our build is 8 weeks over contract and PCI is supposedly happening in May, but there was no action on our site last week. M are now in the liquidated damages phase at $50 a day, but that doesn't appear to be motivating them to move any faster. We are building with Masterton as well and have just locked up! To date, we've popped onto the site to have a look around for anything odd, however it never occurred that we should organise a professional inspector to come through and look at things. To date, our SS has been good in keeping us informed and telling us what's going on and have had good progress. Wanted to put the question out there if anyone else used an independent inspector ? Recommendations for the Sydney area and is it too late for me to pick up any major issues because we've locked up already? Thanks in advanced!!
