Buildersbob - Yes we have the recess. We had to pay extra for that too *sigh*… extra here, extra there, extra everywhere!! Hubby thinks the glass shelf has been screwed in and that there will be holes in the glass if we move it. I get that we may have asked for it (I think before we asked for the recess then forgot about it) but I don't get at all how they could think where they have installed it is the most ideal spot *sigh*. Whatever we put on the shelf will be an eyesore as soon as you walk into the ensuite. MGardz - Thanks for your positivity. I'll take anything right now… bottles of booze, high spirits (bottles of booze stored up high?) marina12 - I too hope we'll be in our home soon. Hopefully the SS will be on top of all the issues. We have access to our build as we live on a corner block and can get in through the side gate. When we see a lot of issues we ask to see our SS. At this stage we'd like to see him weekly as we're meant to be nearing the end but it's been 3-4 weekly. Ask to see him as often as you feel is right for your build and comfort. Arielbj - Good luck Brooke1482 - I had a little giggle over your cabinet doors. How does that happen!? I totally agree with Buildersbob, why do M tradies do stupid things like this only to have to redo it? Or do they think we'll just accept big mistakes like these? S-VE - That's the colour of our brick!! Out of curiosity was your first choice Gledswood Blend? That was our first choice but wayyy too expensive to upgrade. You can hire an inspector, we did, but M may not do all the fixes listed in the report. Callie - Great news on the move in!! Looks great! Villinaeliters - No can do with the light switch as on the other side of the doorway is the shower and at the moment the shower door is bumping up against the doorframe when opened outwards. We can't get into the shower without pushing the door into the shower. Hubby has nearly gotten stuck trying to get in as there is hardly any room to manoeuvre. Have you ever gone to a public toilet and had to wiggle around the door to get to the dunny? It's like that. We're now thinking of having the bathroom switch in the little hallway to the powder room. There's already a light switch there. I too have never seen a glass shelf like it at their display homes. Again, it would be good if they do stuff out of the norm to show us what it'll look like. I'm used to seeing rectangle shelves. Go figure. Who knows how else the shower door could be installed. Goes to show that not much consideration is given when they draw up the plans… that is, how will it all fit when they actually build it. I reckon the installers didn't go… "oh this is too big for this space so we should do something else". Do they not come out to see the bathrooms before actually cutting up the glass? Not in colours for us to tell them where to put bathroom accessories, just an expectation? Oh the pantries, went to see them today. Are the installers tools… idiots… really now? I'm so disappointed with them and as you suggested V, we'll probably have to rip then out even though we paid extra ($285 for the kitchen pantry) to have another row installed due to higher ceilings. We asked for them to be 470mm apart and they are 425mm but they have a frame around them so taking this into consideration the height between one shelf and the other is 330mm. PLUS, the shelves don't come out completely to the depth of the cupboard. Far out, was I p!!ssed when I saw them. And the wardrobes… we will be ripping them out too… yep I'd love the contact of your kitchen guy. Where does all our money go? How is it that the hanging space isn't moved up even though we have higher wardrobe doors? Like seriously, do we have to SPELL EVERYTHING OUT TO THEM? I'll post pictures soon. And the list goes on. We have bricks cracking above our 5.4m wide sliding alfresco door. A neighbour who's an engineer said that the lintel is too small and isn't galvanised (it's painted) as it's rusting whilst the one that's on our smaller sliding door near the kitchen looks fine. Plaster on one wall is bent. The flashing above garage was installed in the wrong place. They "fixed" it up by gluing instead of cutting into the mortar. If they reversed the door opening side - do you think it would then open outwards/be easier to get in? Might be a possible solution? Though not sure how it would work with the rest of your layout? Pantry & BIR - No surprises. And yes, everything needs to be spelt out. If you think you'll rip out pantry shelves anyway, no point in getting them to redo ... But if the heights are not as per plan ... Make them redo them. Especially as might be a few months (or more) before you get around to replacing them. That cracked brick issue is very worrying .... If we change it over so that the hinges are on the tiled wall it could work however the vanity may be in the way. Are M obliged to make it all work? Or do we have to live with it? Just say it means swapping the hinges over to the other side, that might mean we need a smaller vanity to accommodate all this. At whose cost? I was thinking of getting M to fix up the shelves in the pantry because we paid for a certain height that they didn't do but after seeing the wardrobes... no way will our dresses fit in any of these cupboards so we'll need to fix them after handover too All built ins that I've ever seen, including the ones in our apartment, the clothes rail is not that short. Just had a quick look at the frame inspection report. It seems the inspector did not pick up the issue with the lintel. Not happy jan. Maybe he was only concerned about the inside of the house and not the outside? Very poor building practices if the lintel is a) painted instead of galvanised, b) not fit for purpose, and c) causing cracks along the bricks. Do you have a private inspector you recommend? So do I Mgardz but all this will slow down our build even more. Maybe by Christmas holidays? We were originally charged extra for galvanised ones and then they decided it was not necessary after all, we now have painted steel. If it's the wrong size then that's a different matter and the fact you have cracks in each brick course shows something's not right. Surely they must fix the shower at their expense, if a door is designed to open outwards and it can't then it's not fit for its purpose. I wouldn't let that one go. ( the tender past the validation date). she said she would adjust it based on the delay caused by Masterton. she also mentioned that it should be about 3k for a double story house. sales mentioned this as well at tender stage. Check you plan carefully, imaging you are inside of the house, open the windows, doors, look at the mirrors. See if the location and height of the items are correct. If you missed something, for sure they will miss it. The top of the mirror of in onsuite is 1.6 meter above the floor. Not suitable for the tall person. There is a window on top of the mirror, if they notice it, they should rise the window or change the layout of the bathroom. It is too later, we only find out after all documents got singed off. It has to be stay that way. Check your quote, read it again and again, you will find the mistakes. They quote us stacker door but drawing shown as sliding door, M double changed us 4 – 5 items total around 4.5k, During construction, I asked for landscape plan which cost included in tender. After 4 weeks the SS told us that there is not required by council so they did not draw it. We have engaged own builder to have a look, but M might not do what you asked for. We are still waiting the responds from M. I am Engineer and very good at reading specifications. The air conditioning installation almost against all the manufactory instruction. I have air conditioning consultant had a look, he said it is the very cheap way to install it. With the cooling load we have, it should work but very expensive to run. I have forward the quires to the air con installer, basically the answer is: this is normal industry practice, and we have done this for the last 8 years. There are so nany people involved in this whole process... at least a dozen. We thought we had a good salesman. Overall I think he was good in getting what we wanted but he overlooked our lack of ceiling heights especially as it's in the tender. Going with a non project builder isn't always a success story. Someone I work with is doing major renovations and 18 months later the house is still not finished. Their builder has decided to leave it for now for other bigger projects. I'm bitter and twisted too especially as our SS thinks that there's not much left to do at our place...fixing some stuff up and painting. We'll see. Buildersbob - Is your painted steel oxidising? Ours is. SS has been notified of the cracked bricks and he'll get it looked at. I bet he can't wait to get rid of us!! Maybe narrower architrave would work. If they go down that path I'd like all the architraves in the powder room trimmed to match.
