Is it a smallish pool? Or are the photos deceiving? I would love something like this in our back yard if you don't mind me asking what was the approx cost of a pool like this ? Re: Masterton Homes - The next thread 4.0 6167Jul 27, 2015 10:32 am michelle1980 the pool is 6.5m long and 4.3m wide (4.8m wide in step areas). It cost approx. $60k, excluding pool fence and stone (to go around coping) - but does include gas heater, gas connection etc. Add another $8k or $9k for the rest (our pool fence was just over $7k!). So definitely something that requires bank assistance. We got 4 quotes ... not much difference between them. So for that size, in concrete (not fibreglass), those are the costs these days, at least in the Sydney area. We had budgeted for it from day 1 of the house building process (as we considered it an "essential"), so no nasty surprises for us there. I think if you go fibreglass you can save a bit (around $10k) but you are still looking at a hefty sum .. 2013 1st tender 24/10 Dep. 18/11 2014 5% 25/02 CDC approval 5/5 Demo 26/5 Pool 3/7 Valid'n 10/7 Slab 11/8 Frame 19/9 Bricks 23/10 2015 Roof 3/12 Lock up 11/2 PCI 31/3 Final insp. & keys 30/4 Re: Masterton Homes - The next thread 4.0 6168Jul 27, 2015 10:36 am Villinaeliters that's definitely worth the price... Looks fantastic... Great size too!! Not extremely large and overwhelming just enough!!! Re: Masterton Homes - The next thread 4.0 6169Jul 27, 2015 10:46 am Edmondss - Taking into consideration M's Christmas break, a screw up done by private company, and what we've been told by M's head office, the contract period should finish mid Sept. Shell90 - That splashback looks so cool!! Welcome Ridwan. I agree with what's been posted by others about the decision to go with M. The house plan was good, they were flexible changing the plans to suit our needs, and M have been around for a very long time. Yes they're painful to deal with but I'm sure most other builders that mass produce homes would be the same. Like Mgardz, our preference would've been custom builders but that means a lot more money which we weren't happy to spend. GillyM - What a transformation! Did you do most of the work yourselves or outsourced it? Ggml - No green bricks that we've noticed. Only top half cleaned at this stage. I feel your pain. Have been over it for a while. A lot of what they do buildwise makes no sense to me and adds to delays imo. Good luck Wkvillina. Personally I don't think M's sales people would care if you turned up at Warwick Farm unless you made a scene and scared potential customers!! Villinaeliters - That pool area looks great. I love your timber wall. Spotted Gum... that's our staircase and soon to be flooring upstairs. Nice choice. Enjoy your week! No rain in sight so builds should be cruising along Re: Masterton Homes - The next thread 4.0 6170Jul 27, 2015 12:34 pm MGardz Hi Ridwan Welcome, have a look at my blog it will go through the detail of the process and the ups and downs we have had. We are building the now retired fernleigh but essentially it is a Villina Elite. So a two story. We gave Masterton the commencement deposit on 29 August 2014 and nearly 11 months later we just had our frame delivered. We were where you are now 12 months ago. It's been a difficult experience overall (although my PCC, CC and SS are very lovely and have pushed things along they are just extremely busy). Overall I wouldn't recommend this builder. The only reasons we stayed are because: - of budget (you do get a lot for what you pay and the suppliers are also very helpful) and - the floor plan was what we wanted - you do get a nice home in the end as evidenced by the pics of finished homes of some of our fellow posters. If we could of afforded it I would have custom built though with a company my neighbour used. Sorry to be such a downer but we just have not had the best experience. Best thing so far are the people on the forum who keep me sane! But I think most project home builders would be similar having seen the other forums it's just what happens when the company is concerned solely about volume rather than providing adequate resources to facilitate the process not only for their customers but their own staff. Lots of builds will have something go wrong no matter what builder. It's just reality of the process. Some just have had more go wrong than others! good luck in your decision (sorry long post) https://mandgbuildatmulgoarise.wordpress.com/ Thanks for such informative post. This forum is turning out to give me more than I even expected - all due to nice peps like you I wonder they say they can deliver within 6-7 months - then why they make it to such long delay ? Re: Masterton Homes - The next thread 4.0 6171Jul 27, 2015 1:17 pm Cause M bite off more than they can chew?
Or could it be that the SS's have so many builds (ours has about 25) that they can't manage them properly therefore mistakes are made that delay the builds? Also they forget to do things. Or they don't read the plans resulting in screw ups? Finally it could be because they're being meticulous, ensuring few errors occur?? Sarcasm is one of my strongest attributes! Ps patience isn't! Re: Masterton Homes - The next thread 4.0 6172Jul 27, 2015 1:37 pm Wow Villinaeliters! Its going to look great when you're all done. We finally were able to stand on our slab and gee things feel small! Im sure it will be different when the walls are up and each space is better defined. I am a bit inspired by everyone's out door shots im looking at outdoor dinning and balcony seats! (retail therapy alleviates the build stress lol) There sure is some nice stuff out there! Also picked some nice furniture on the weekend for the upstairs lounge room! No problem Ridwan. The process takes about 18 months as the admin is slow and they will always give themselves ample time to get it done because as Redwynne said, they bite off more than they can chew and they dont have adequate staff or tradies to meet demand without us having to wait (a long while) for our turns. Our SS has 19 jobs! My Neighbour's custom builder has about 3 or 4 at any one time. Hence he now has a slab within a month of council approval. Frames to go up in 2 weeks. Completion date by end November/early december this year. here we are thinking it will be nice to have easter in our new home. LOL redwynne...did they meticoulously fix your windows yet? Re: Masterton Homes - The next thread 4.0 6173Jul 27, 2015 1:42 pm Can I ask, does everyone have to pay a section 94 contribution or is it just Penrith council? http://preludehome.tumblr.com/ Re: Masterton Homes - The next thread 4.0 6174Jul 27, 2015 1:42 pm Can I ask, does everyone have to pay a section 94 contribution or is it just Penrith council? http://preludehome.tumblr.com/ Re: Masterton Homes - The next thread 4.0 6175Jul 27, 2015 6:41 pm redwynne GillyM - What a transformation! Did you do most of the work yourselves or outsourced it? A bit of both...... we had a local landscaper build the main retaining walls across the backyard and down the side of the house. And the deck was built by Spanline. Other than that, we have done it ourselves. So far we have brought in about 15 tonnes of dirt and 100 metres of turf. Still have about another 50m of turf yet to do. We've also bought a couple of pallets of eziwall garden edging to create the garden beds. I love gardening, so I'm currently revelling in deciding what plants to plant where, and getting stuck into doing it! ggml Hi all did anyones bricks turn green after cleaning? No, didn't have that problem....... definitely worth a chat with your SS! Hang in there, though....... it truly is all worth it when your gorgeous home is all yours. We had sooooo many hassles along the way with the building process, but all of that is in the past and our gorgeous home is the here and now. As will be yours in the not too distant future! I'm so looking forward to seeing pics of another Overture (and marina12's too!!). Love the tiling on your alfresco, villinaeliters! And your pool is looking stunning! Roll on summer!! Ridwan, I think the 6 - 7 months is the actual build time, not taking into account the process leading up to getting the buikd started. MGardz, I thought our slab felt small too! Once you get the frame up you get a better feel, and it gets even better once the gyprock is done - starts to feel like a real house then! Masterton Overture 17/12/14 - Handover ...... we got the keys !! blog - http://www.mcnamaraadventure.blogspot.com Re: Masterton Homes - The next thread 4.0 6177Jul 27, 2015 7:22 pm Ha ha Mgardz, I think you know the answer to that question!! However we did notice new planks of timber in the house during our weekend visit so I suspect they will be fixed soon. Also noticed that the glass to one of our sliding doors or fixed panels is missing. So now one window and a slider have been smashed. Maybe a tradie needed access? Anyone else had similar experiences? Go figure hey!! Thanks GillyM for response, and Villinaeliters... I'm keeping an eye out for info on outdoor stuff at the moment. We need to order timber flooring for upstairs but getting the run around from M's stair company I suspect we should buy our pendants soon? Oh oh we received a letter with a PCI check list. Apparently the end is nigh!! Yeah right... Re: Masterton Homes - The next thread 4.0 6178Jul 27, 2015 8:17 pm Surely you're nearly there redwynne! Don't you leave us yet though!! https://mandgbuildatmulgoarise.wordpress.com/ Re: Masterton Homes - The next thread 4.0 6179Jul 27, 2015 8:57 pm ggml - we had some bricks turn green in this house and the last one which were both yellowish in colour. I can't remember the exact details but its a chemical reaction and it goes away....all good... redwynne - love the timber reveals and architraves and glad you like them too. Except the damaged ones they have to go. villinaliters - omg your pool is amazing. We have been in for 10 mths now and we just organised our OC and pool approval so we are all done and dusted. We didn't spend mega on our pool as we were lucky enough to get a fibreglass second from the factory ... we did go with fancy quartzite pavers to make it look spesh though. The pics are about 100 pages back now lol Villina Grande Handover 10/9 Re: Masterton Homes - The next thread 4.0 6180Jul 27, 2015 9:24 pm Pikey can you pls send me the details of the pool place you used? https://mandgbuildatmulgoarise.wordpress.com/ i imagine you also have another contract with an architect? and yeah, whatever other's said about special conditions and appendices 16 11110 Hi all I am looking to run a water line under my concrete footpath which is directly next to my home, was seeing if this is possible without cutting the entire section… 0 15252 Did you know that you can get rugs made from carpet?
