After a very painful process (2 years), the end product is pretty good, overall (we are happy with it, but with a bit of care it could've been better). Just a couple of things to give people a heads up on, make sure you check some I the details of work along the way, we can see where some corners have been cut (botched shower screen). If you are putting cavity doors in, make sure you take this into account when locating light switches etc (electricians have put our light switches in some random spots). Make sure you challenge Masterton and do research if Masterton say they can't do something, for example we put a large mirror splash back in behind cooktop ( nearly 3 meters wide). We were told it couldn't be one piece, but we researched and found out it could be, it is installed and looks great. We had independent inspection done and only minor items picked up. Despite our build time in contract being 200 days (end of Jan), ours was finished mid Novemeber, good result. Thanks for the heads up Ckingo74 - especially re the cavity doors (we have three of them, so I will make sure I check electrical the day after it is done) - the switches are all in the right locations on our electrical plan (where I want them), so it will only be if they move them that I will need to kick up a fight. In regards to cavity doors, they won't put a light switch on top of it, so they just love it down the wall. Now we have a light switch in middle I walk and another where you can turn on a light switch with two different switches which are a foot away. Make sure they move switches to other side of doorway. On our electrical plan they are on the other side (non cavity side) of the doorway so fingers crossed they will stick to the plan! Wow, with all of the rain that's been around, I thought there may be some delays for everyone awaiting their slab. Great news that yours is done, all ready for frames in the New Year!! It seems like a lot has happened, for us not to much going on I am trying to piece together a time line and was wandering If any of you can help with what the usual amount of days is for pre construction for a new home as I assume it's different to knockdown re build.... When do we come up for air? GillyM - great progress. You'll be moving in before you know it! Totally agree with you regarding the join in the bench top. Villinaeliters - That's spot on there regarding invoicing!! shell90 - Have no idea when our contract days are up. Suppose I should check contract and see but with so many delays from M during pre-construction stage I don't know what the net result is. We signed mid March. It seems to be moving along for you too… you have a slab now. Fabulous MGardz - Feel for you here. I really hope it improves soon for you guys. shiraz1 - Welcome! marina12 - We received CDC approval end of June/beginning of July. Knockdown occurred beginning of September. Beginning of November the dunny and fence were installed and 3 weeks later the slab was completed. ckingo74 - Cool! Enjoy your new home Good to see fellow Santorini builders here. Well, our frames were meant to be delivered on Friday and I believe today they were meant to start installing them. There was a delay in the beams (weren't strong enough so they were re-engineered), and now there's a delay in the delivery of the frames… well they aren't there yet. External glass doors and windows are sitting around on the slab. Come on guys, pull your finger out and do something on our block…. Re: Masterton Homes - The next thread 4.0 2813Dec 09, 2014 6:13 pm Fantastic progress shell90! Fingers crossed for you Redwynne. We have amended plans today and have a question, they fixed the construction plans as requested but on the electrical plan they have failed to update all changes mostly just bulkheads also the front door and garage doors don't have widths specified. Should I worry about this or just proceed with sign off? I might end up as the mean customer that keeps complaining. But its not perfectly correct! Hubby said it shouldn't matter but will call them tomorrow and alert them of the issue (I don't want to talk to them anymore. Over it)!! Re: Masterton Homes - The next thread 4.0 2814Dec 09, 2014 6:28 pm the electrical plan is just that - electrical only. its really just for the electrician to know where to put the power points, etc. so long as the construction plans are right, all will be fine. Run it past them just to give yourself peace of mind, but don't lose sleep over it tonight! A little update from me..... wardrobe fitout has been done as well as WIP shelving. Splashback done, door handles on, towel rails installed, alarm done, and downlights in. We had a walkthrough on Sunday and made notes of things that need a little attention (paint scuffs, dents in walls, etc) so when we have the walkthrough with our SS on Thursday we should be one step ahead. Hopefully the cleaners will have been by then so that we can get a good look at the tiling as well. Kitchen bench hasn't been replaced as yet...... hopefully soon. We've made all the final payments so once the front door gets its new handle, we will get our keys! Fingers crossed that will happen this week or next week. It's great to see the progress of your builds. Has anyone changed their mind with the flooring they've picked and knows what accent charges for it to be changed? We have bamboo for our ground floor,we saw the colour we chose in a display home last week and are now wishing we had picked something else. Re: Masterton Homes - The next thread 4.0 2816Dec 10, 2014 3:53 pm Had some disappointing news today at our onsite inspection .... due to the positioning of the pipes from our upstairs ensuite down to the ground, they are going to have to create a (pretty ugly in my view) bulkhead area in the far left corner of my great room (like the bulkhead in the villina master bedroom) from the corner and then across the top of one of our windows, to hide the pipe. This is because we have a steel beam along the ceiling of the great room (from garage to rear wall) and the pipe has to go "under" the steel beam, which means it will be "under" ceiling height. I was told this often happens, and they only know 'after" where it will be/what needs to happen. In my view, this is (politely) B ... S... as that steel beam has been on my plans for about 9 months now, with the ensuite above it, and the location of the pipes for the wastewater etc put in at slab stage! Has anyone else encountered this problem? I know the steel beam was put in due to the fact that we enlarged the great room (so a beam was needed to support the brick wall above it) - but I think a lot of people must do this? A great room with an oddly shaped bulkhead in one corner and not in the other is NOT how I wanted my great room to look like ....... not a happy camper at all! 2013 1st tender 24/10 Dep. 18/11 2014 5% 25/02 CDC approval 5/5 Demo 26/5 Pool 3/7 Valid'n 10/7 Slab 11/8 Frame 19/9 Bricks 23/10 2015 Roof 3/12 Lock up 11/2 PCI 31/3 Final insp. & keys 30/4 Re: Masterton Homes - The next thread 4.0 2817Dec 10, 2014 4:51 pm Hi everyone, I've been reading this post for quite some time but haven't posted much to date. We are building in lake macquarie and have just been handed over to the construction planning phase.....just in time for their four week closure. I am assuming they add their holidays on top of the 20 days they have to start construction. In this case construction should start in Feb. I thought it would have been delayed for sure! Excellent news for you!! I bet your jumping with excitement! Best xmas present ever! WkVillina - it varies for everybody due to delays etc. In our case, we received our very first tender in April this year and had our slab poured this week so for us, 8 months. Hope that helps a little. Redwynne - we calculated ours as September. Arhhh too far away! You must be a bit before us! Im quite happy with the way its going so far! Now just hanging out for jan to arrive! Have your frames arrived yet? Villinaeliters - that is dissapointing! Are there absolutely no other alternatives? Seems silly to find out now! Welcome brooke1483! Which house are you building? So an update for us... not much really apart from some new signage and some rocks! Lol. Buttt i did receive an email yesterday notifying me that my ss is no longer working for m and i will receive a new one in the new year!! I hope this doesnt cause any more delays also on the topic of quick invoices! Received my first invoice today! I have a question that may sound silly but i have no idea! My porch is to be tiled, but currently there is no concrete there. Does this get done later? Or should it have been done with the slab? Concerto Elite Re: Masterton Homes - The next thread 4.0 2819Dec 10, 2014 7:46 pm Hi Brooke1482..... yes, the 20 days is 20 working days, and won't include their holidays. so if you get to day 8 (for example) before their holidays, day 9 won't be until 15th january (i think thats the date they return?). we were in the same situation last xmas..... it goes quickly though cause theres lots of xmas/new year things going on in life anyway! Ours was the same...... don't know the reasons why, but the cement for the portico was done quite late in the process - gyprocking had been done, kitchen was in, painting was done, and tiling was happenning. ours is not to reason why!
