Bought a 800sqm block of land a couple of months ago in Explorers Estate in Mackay's Northern Beaches. Our land is already titled so hopefully council don't take too long to approve our plans. Already eager to have it completed. Time Line 07.05.13 - Loan Approved and Land Purchased ( Titled ) 27.06.13 - Signed Preliminary Contract w/ Builder 02.07.13 - Site Soil Test & Contour Survey Completed 12.07.13 - Plans Sent to Council 15.07.13 - Colour Selection, Floor, Tile & Cabinetry Selections 24.07.13 - Building Permit and Energy Efficiency Ratings Obtained 29.07.13 - Site Works Commenced 31.07.13 - Foundation & Rebar Done 02.08.13 - Slab Prep Work Started 06.08.13 - Slab Poured 15.08.13 - External Brick Work Completed 16.08.13 - Slab Markings and Internal Framing Started 20.08.13 - Roof Trusses, Gutters and Fascia On 22.08.13 - Insulation and Colorbond Roof On 23.08.13 - All Internal Timber Framing Completed 24.08.13 - All Electrical Cables, Data, Phone and TV Cable Run, Plumbing Completed - We have baths.... 28.08.13 - Rendering Completed 04.09.13 - Internal Walls & Ceilings are in, Corners and Plastering to be finished 07.09.13 - Cornices Fitted, Frame Work for Doors being made up 09.09.13 - Windows started getting fitted today, Wet Areas have been sealed 11.09.13 - Stacker Doors & Windows In, Internal Doors are on 12.09.13 - Cabinetry has arrived for Laundry & Kitchen 13.09.13 - Cabinetry is in, Kitchen, Laundry, Vanities in Both Bathrooms and Storage in Walk In Pantry 18.09.13 - Stormwater Pipes have been run under the ground and connected, Site levelled & cleaned 20.09.13 - Driveway, Porch, Alfresco & Laundry Step Concrete Poured 25.09.13 - Driveway & Laundry Step have been UV Sealed 26.09.13 - Floor Tiles are getting laid 600x600 ( apparently a pain to do, but we love em ) - Garage Door On 11.10.13 - Front Door On 15.10.13 - All Tiling Completed 16.10.13 - Painters have masked up everything, time to prep the walls for paint. 26.10.13 - Painters still going strong, exterior now complete, still need to finish off interior and refit all doors 30.10.13 - Painting completed, Front Door Stained 01.11.13 - Painters Gone, Electricians in, ceiling fans, switches and power points in, Kitchen Appliances in Re: Building New Home in Mackay 2Jul 18, 2013 11:19 am Welcome, how exciting. Can you share your plan? I know what you mean about picking colours, I'm not looking forward to that bit. Pantry and linen were originally about the same size, but we've decided to open the pantry up as we have another linen closet near the kids bedrooms. Colour and Tile Selections are doing our head in currently, but we have finally narrowed it down to a couple. Will post up colour selections soon !! Also weighing up the option of having the master bedroom a shade darker as our en suite tiles are dark grey Hi Caxam, I reckon the colours you have chosen would look good but having a dark coloured roof in the tropics wil absorb alot of heat and you may have higher electricity costs for your aircond. I've chosen colourbond surfmist for the roof for this reason and we weren't allow to have a dark roof in the covenant here in Townsville. You could go with colourbond Dune if you want something in between. This would be an additional $444.00 So we have changed our plans slightly, I think it will still look good, we'll see if they still need the upgraded insulation to meet enery efficiency ratings. If you are happy with it then go with it! We have had to make a few compromises with decisions for tiling and stuff but the most important thing we've learnt is get what we want and be happy with our choices. One thing we found very useful is the "things you forget" thread on this forum. Its a consolidated list of things home buyers wished they had done during the building process. Being first timers too we found it very useful to make sensible and practical decisions with all aspect of our build. Alot of it applies to building down south but there are a few good tips for building in the tropics too. One more thing, we recently had to upgrade you garage door to be C2 cyclone rated. I've had a quick run through that thread, we are getting an external power point in the front incase we put a water feature or decide on a powered gate. We have also put a power box at the rear of the house for when we build our shed. Media room will be fitted out before gyprock goes on and speaker wiring run to garage and patio for zone 2/3 from our receiver.
