Browse Forums Building A New House 1 Jul 16, 2013 6:27 pm Hi all, New to building a house so be gentle with me its been an experience so far. We have signed a contract and signed it with a plan that had dimensions on it for example 3mx3m rooms and a total area of 200.4 square metres. But it was not a fully engineered drawing. We have just gotten the "final" drawing and are dismayed that it shows all the dimensions on the contract plan seem to have been done without due care to the thickness of walls. So we have lost a few square metres from the wall thicknesses all over the house. I am annoyed purely cause I don't feel I am getting what I agreed to pay for now but want advice on whether I am being reasonable or not. I have a contract that has dimensions so feel I have a good argument. The plan provided now simply is just not ours. It's ours minus a bit here and a bit there. But also have concerns that the bank may have issues with these changes and put our loan in jeopardy. Am I being silly? Any advice appreciated, Cheers Geoff Re: Room dimension - Including walls or not??? 2Jul 16, 2013 6:34 pm This sounds odd?!?!?! Can you clarify? The room size should still be 3m x 3m for example from wall to wall. Is this not the case? Its only 3m exact if you measure from outside of wall to the inside of the adjacent wall. Its not a massive amount but just enough to annoy me.. Render your bathroom walls, two opinions versus the one, makes you wonder. 3 6046 The spacing of the studs looks pretty large especially for a load bearing wall. 3 11106 Nope, only on the inside, I've literally has my ears to the brick outside and can't hear anything. I can sort of 'reset' the noise by pressing firmly on the studs. This… 10 11736 |
