Seems as though the builders margin is over 50% to me Thus thinking of owner building slab ( with concreter/excavator )-> $5000 ... bricks (qty 3000, with bricklayer) -> $9000 ... roof -> $1500 ( have it already elsewhere, self mount )... Plans permits soil -> $2000.. doors ( 1 large , 1 small, self mounted) -> $2000 Any comments? JB1 - Thanks very much for all that.. I would owner build, it's rather simple. Brick work you will be able to get a bit cheaper. A carpenter will be able to assist with mounting the roof structure. You forgot the cost of a roofing plumber and plumber for your drainage. You will also need a lintel and garage door or 2. Add a window too. Plus electrician. Again I can't see how you can reuse the existing roof as just roofing plumbers can't be bothered trying to reuse secondhand material.
